A suburban community full of amenities
Just 3 miles from the University of Denver, the University Hills neighborhood still captures the excitement of college-town energy combined with a dose of suburban comfort. Yet one of the biggest benefits of University Hills is its relative affordability. “It’s surprisingly less expensive than the neighborhoods closer to the university,” says Realtor Sam Neumann, Realtor with The Denver Living Group of Keller Williams Realty Urban Elite and host of the popular YouTube channel Denver Living with Sam Neumann. From serene parks and trails to bustling shopping and dining centers, this community offers residents a blend of convenience, quiet residential streets, and easy commutes to bustling downtown Denver.

Renovated ranch-style homes and modern builds
Homes on the neighborhood’s north end are mostly compact ranch-style, with front yards shaded by massive mature maples. The far southern end of the neighborhood features more modern homes. Here, buyers can find three- or four-bedroom homes with less than 2,000 square feet ranging from the $400,000s to the $700,000s. However, home improvements may be needed for properties under $500,000, which is “at least $100,000 cheaper than you’ll find in nearby neighborhoods,” Neumann says. However, University Hills is not without its luxurious options as well, and larger homes with five bedrooms and 3,500 square feet of living space or newly constructed contemporary properties that can easily surpass the million-dollar mark.

10 years ago this was a great place to live and it was safe! Now is another story. As a senior citizen this place is NOT safe. Our apartment building is awful. The owners don't care and the police do nothing about the crime. We provide surveillance tapes of thefts and they do "O". The homeless are a major problem too.

I have lived here for a years and LOVE IT. Everything is walkable. Easy access to downtown. Very very safe! However, very expensive but the location is worth it!
