Denver suburb with pedestrian-friendly streets
Wellshire isn’t a neighborhood to be taken for granted, and locals know that. “Wellshire is a great look at old Denver,” says Realtor Sam Neumann, host of the YouTube channel Denver Living with Sam Neumann. “It’s very walkable and there are beautiful homes from the ‘40s and ‘50s.” Most roads have sidewalks and bike trails, although further south in the neighborhood the sidewalks disappear in favor of wide roads. “This is a community that has grown organically,” says Michelle Wise and Cheryle Crown, Realtors for Worth Clark Realty as part of the Living in Denver Colorado team. “Neighborhood activities come from people being out and about and being neighborly.” Wellshire is about 10 miles from Downtown Denver but retains its feel of suburbia rather than big city.

Ranch and ranch-style with high median price and some new construction
On the neighborhood’s northern side, streets branch out from the main thoroughfares in neat rows, while Cherry Hills III offers private, gated townhome options. The majority of Wellshire’s homes are ranch or ranch-style, although new custom-build contemporary homes may have two stories. “Sales are sparse because the area is so small and people don’t want to leave,” Neumann says. The median price for homes in Wellshire is $1.295 million, with a few homes under $600,000. Most ranch and ranch-style homes, however, begin around $620,000 and reach $1.5 million. Homes can be close together, but are generally set back from the street, leaving room for manicured lawns and gardens. “The homes are very well taken care of,” says Wise and Crown. “And it’s a high-end economic area, so once something comes on the market, people buy it quickly.” Crossing Dartmouth Avenue, heading toward the golf course, streets curve to reveal expanded lots with homes that offer more square footage and variety, from new Craftsman builds with sleek, horizontal siding in pale shades of cream to modern farmhouse homes with decorative shutter designs and warm, natural tones. These newer homes often sell for over $1 million, with a few reaching $2.4 million.

Dance education, band and Advanced Placement classes
Children in the neighborhood can begin at Slavens Elementary School, which also boasts a large field and a few garden plots that children can help maintain. Serving kindergarten through eighth grade students, Slavens offers band and dance education to students. “Slavens is consistently ranked highly and is safe,” says Crown and Wise. “So it’s a big draw for families with younger children.” Following eighth grade, most students will move on to attend Thomas Jefferson High School. At TJ, students are able to enroll in Advanced Placement and honors classes, as well as participate in traditions such as ArtFest and a Talent Show and Back Yard BBQ. The high school also has a Center for Communication Technology program where students can receive training mechanical engineering, digital media production and software engineering. Both schools score an A-minus from Niche.

Eisenhower Park, recreation center and miles of trails
Just across Colorado Boulevard to the east, Mamie Doud Eisenhower Park welcomes residents to enjoy time outside with tennis and pickleball courts, a playground and additional indoor and outdoor activities at the Eisenhower Recreation Center. The High Line Canal Trail runs through this park, as well as the Wellshire Golf Course, and covers more than 70 miles. The trail is multi-use with bicycles and pedestrians sharing the space. The path connects Roxborough State Park to the south with Aurora to the east of Denver. There are two more parks nearby, with Magna Carta Park to the south and Robert H. McWilliams Park to the north. Both have playgrounds and greenspace, with Magna Carta connecting to the High Line Canal Trail and McWilliams Park connecting to Harvard Gulch Trail.

Shopping to the northeast with escargot
Pick up weekly groceries nearby at either King Soopers or Sprouts Farmers Market, both to the northeast of the neighborhood. Within the University Hills Shopping Mall, head to Café de France for a meal of garlic butter-doused escargot and fluffy crepes stuffed with chicken in a creamy mushroom champagne sauce or stop by Marshall’s for some retail shopping.

Two bus lines with nearby interstate access
While the High Line Canal Trail crosses the southern section of the neighborhood in Wellshire Golf Course and the roads are crisscrossed with sidewalks, exiting the neighborhood is more suited for vehicular traffic, with two avenues and boulevards acting as the borders of the neighborhood. Access to Interstate 25 is about 2 miles to the northeast, while two bus lines go along Colorado and University Boulevard.
Wellshire is a community with plenty of playgrounds, a public golf course and peace of mind.

Independent films and golfing
On the weekend, catch a classic film at Landmark’s Chez Artiste Theatre, which has been open since 1974 and features independent and specialty films, with subtitles a common feature to any foreign-language film. The Wellshire Golf Course is a public golf-course, where children can play for free on Hogan’s Alley Junior Course. Located on the golf course is the Wellshire Event Center, which hosts weddings and events in the Tudor-style complex. With two churches within the neighborhood boundary and several nearby, there are occasional events held by the religious organizations.
