On Monterey Street, the New Africa CRITERION Farm hosts volunteering efforts to educate residents about farming and community building. Between Woodrow Wilson Street and Aretha Franklin Memorial Highway, a collection of tiny homes aims to help low-income workers become homeowners. In addition to the sense of community, 1st Michigan Real Estate Realtor Marta Kopania says the neighborhood’s location is a draw for potential homebuyers. “There are a couple of developments in the area,” Kopania says. “And it’s close to Boston-Edison, which is a really nice historic district. It’s close to downtown and Wayne State University too. It’s close to pretty much everything.”

Early 20th-century homes with a wide range of prices
The roads are wide enough for street parking, but nearly all of Dexter-Linwood’s narrow home lots have paved driveways. Homes are primarily from the early 20th century, but styles range from American foursquares to Dutch colonials and colonial revivals. Kopania, who also showcases Detroit real estate as @realtybymarta on Instagram, says the neighborhood’s increasing home values have attracted investors to the area. “Prices have definitely gone up,” she says. “It’s a good place to buy investment properties.” Prices range from $15,000 to $379,000, with lower prices reflecting the need for repairs and renovations. In October 2024, the median home price was $61,902, a 7% increase from the same period in 2023.

Durfee Elementary-Middle School serves the area’s students with pre-kindergarten through eighth-grade classes and earns a C-minus on Niche.
