Located on Detroit’s east side, the idyllic-sounding Eden Gardens neighborhood is a tight-knit community where neighbors look out for one another and their homes. Karen Knox, president of the Eden Gardens Community Association, says the community has come together to build a playground and is building a learning center. “The community comes together to try and make it a better place,” Knox says. This residential neighborhood has several initiatives to improve the quality of life, including a community garden where residents can grow healthy food for themselves and their neighbors.
Simple-story homes are common
Homes in Eden Gardens are mostly brick cottages, Cape Cods and Tudors, and homes in the neighborhood’s southern end are built close together, giving the area a neighborly feel. The northern streets feature more vacant lots and abandoned or neglected homes. Knox says the community encourages buyers who plan to live here for a while. “Most of the people who live here are second and third-generation residents. We love it when people buy a home and stay here,” she says. Most homes have driveways, but garages are rare. A renovated and kept-up home in Eden Gardens can cost between $60,000 to $160,000, while homes needing repairs can sell between $11,000 and $40,000. The median home price is $69,000, up 39% from the previous year.
Coney Island food and a local market
There are a few restaurants near the neighborhood, such as Rios Coney Island on the corner of Outer Drive and Gratiot Avenue. In addition to classic Coney dogs, this casual drive-thru restaurant is known for its breakfast options and corned beef sandwiches. Southeast of the neighborhood, New Harper Seafood on Harper Avenue serves a full menu of fried fish and chicken options. For groceries, Mazen Foods is a local full-service supermarket at the intersection of Gratiot Avenue and Houston Whittier Street. The store has a wide selection of fresh produce, meat, dairy and bakery items. It also serves fresh pizza, chicken wings and pork chops.
Cars and football
Ford Field is 7 miles from the neighborhood, so residents can easily drive or take the bus to Detroit Lions football games and tailgating. The city’s role in the American automotive industry also brings some of the most significant automotive events to the area. Held at Huntington Place, the Detroit Auto Show brings manufacturers together to showcase the latest automotive technology and design. The Detroit Grand Prix is an IndyCar race held on the streets of downtown Detroit, attracting sponsors and spectators alike.
Denby High School is getting upgrades
Students in the neighborhood might attend Brewer Academy and Denby High School, each receiving a C-minus overall from Niche. Denby High offers electives in various careers and interests, such as robotics, music and business. The school has also received money for renovations and updates to athletic facilities, including a new weight room from the NBA’s Detroit Pistons and a grant for the football program from the NFL’s Detroit Lions.
A community garden and a playground
One of the community association’s main projects is the community garden on Glenfield Avenue. The garden is a joint venture with the Isaac Agree Downtown Synagogue to unite the community. First planted in 2013, the community association had three goals for the garden: to beautify the vacant lots in the neighborhood, to address the lack of healthy food options nearby and to bring together members of diverse communities in the city. Across the street from the garden is a small playground with a swing set and a picnic shelter for residents to enjoy. The community association is working on a learning center in a house next to the garden. The center will be available to children in the neighborhood and help them catch up on learning they lost during the pandemic. The learning center will offer math, reading and science classes, trauma counseling for adults and children, community meeting space and free breakfast and lunch.
Easy access to downtown, Interstate 94 and public transportation
Gratiot Avenue gives residents a straight shot into downtown, a 7-mile drive from the neighborhood. Interstate 94 is just two miles south of the community and gives residents another way to commute south to downtown or the Detroit Metropolitan Wayne County Airport. Residents who plan to use public transit have several options, with many bus stops located along Gratiot Avenue to the west of the neighborhood and Chalmers Street to the east.
A higher risk of crime than the national average
The overall CAP Index for Eden Gardens is 8 out of 10, indicating a higher risk of crime than the rest of the nation, which holds a score of 4. The highest crime risk is homicide, which scores a 10.
