Gardenview Estates is a public housing community in Detroit with contemporary homes and apartments, tree-lined streets and a local recreation center. The neighborhood was built by the Detroit Housing Commission just over a decade ago to replace the former Herman Gardens public housing site, but it also features some market-rate homes. “There are some newer homes and condos there, and you’ve got some homes under construction as well. There’s some room for growth there,” says Realtor Tami Jo Schuetzler of Re/Max, who’s lived and worked in the Detroit metropolitan area for more than three decades.
Here, you'll find around 600 homes, town homes and multifamily units with a mix of rentals and market-rate homes. These newly built homes are usually between 1,200 and 1,400 square feet and offer attached garages and grassy front lawns with plenty of room for landscaping. The community was mostly constructed between 2007 and 2012 with a modern, contemporary look, and offers wide, leafy streets, well-maintained sidewalks and streetlamps. Prices range from $122,000 to $225,000 with down payment assistance available for some low-income buyers, according to the city’s housing commission.
Residents can take advantage of the programming, activities and events at the Boys & Girls Club in the neighborhood. This bright community space offers young learners the opportunity to participate in a range of programs, classes and sports. Just north of the neighborhood, you can take the kids for a romp at Stoepel Park, a community greenspace with wide-open fields and a colorful playground. You’re also just about 2 miles from the city’s largest urban greenspace: Rouge Park. At just under 1,200 acres, it features miles of winding walking paths, meadows and rolling woodlands where you can enjoy the outdoors all-year round.
While there’s no dining or shopping within Gardenview Estates, you won’t have to travel very far. Nearby, at the corner of Joy Road and Greenfield Road, there are several fast and casual restaurants including Happy Pizza, White Castle and New Tai Hing, a Chinese takeout eatery. For everything else, you can head south to Dearborn, a bustling Detroit suburb with plenty of shopping plazas. Big box stores and grocers in Dearborn include Walmart, Home Depot, Kroger, Meijer, Target and Burlington, all less than 4 miles away. “It’s really close to Dearborn, and convenient to a lot of shopping,” Schuetzler says.
Students can attend Henderson Academy, a public elementary and middle school, and Cody High School, both of which hold C-minus ratings from Niche, an online school review site. Cody High is just a few blocks away from Gardenview and has been a fixture in the area since 1952.
The neighborhood is situated next to Southfield Freeway, a major local thoroughfare that will get you to Interstate 96 in a flash. Hop on the road and you can get to downtown Dearborn in 10 minutes and downtown Detroit in about 20 minutes. There are also plenty of bus stops on the periphery of the community for those without a vehicle or who prefer public transportation. If you’re looking for a home or apartment in a developing community near Dearborn and downtown Detroit, you might consider Gardenview Estates.
