Seclusion, culture and history
Much like Sherwood Forest, Green Acres features historic architecture, a close-knit community and a central location – but it stands out as a less expensive alternative.
“If you are priced out of Sherwood Forest, the next best thing is Green Acres,” says Lisa Funchess, realtor with AtProperties Christie's International. “It’s so similar that if you don’t know the dividing lines, you would think that they’re one and the same.”
Green Acres has been considered an upscale neighborhood since its inception in 1936. Much like University District, Palmer Woods and Sherwood Forest, it’s like a time capsule that has preserved the history of Detroit’s heyday. “People who aren’t from Detroit don’t get to know about these places, but they are some really beautiful areas,” says Funchess.
Situated between Livernois and Woodward and bordered north by 8 Mile, Green Acres offers seclusion, history and community at the center of a bustling city.
The Buzz Barber and Salon offers Green Acres a family friendly atmosphere.
Where residents know each other by name
Green Acres prides itself on its close-knit spirit. It’s the kind of place where graduates are given shoutouts in the monthly newsletter. Neighbors create walking and biking groups, build personal bonds and support each other’s business ventures. If an elderly resident cannot maintain their homes on their own, neighbors will cut their grass or shovel their snow. And just as they treat each other with respect and kindness, they band together to do the same to maintain their neighborhood. Throughout the year, residents help with community cleanup efforts and annual events.

The Avenue of Fashion, Woodward and 8 Mile
Residents walk over to the Livernois Avenue of Fashion for shopping, dining and services. Mike’s Fresh Market is a popular spot to grab fresh groceries, while an array of shops and boutiques offer spots to grab apparel and home goods. A range of restaurants like Kuzzo's Chicken & Waffles, have become local favorites. Kuzzo’s is well known for their shrimp and grits and eclectic Kool-Aid flavors and has become a brunch staple. 8 Mile offers a slew of big and small merchants. The intersection of 8 Mile and Woodward is especially convenient with big box stores like Meijer and Marshalls.

Longstanding brick homes
No two homes in Green Acres are identical. The well-kept sidewalks are lined with Colonial, Tudor and Victorian revival styles that are about 1,035 square feet. Built somewhere between 1920 and 1940, also known as the “golden age of architecture,” these homes showcase fine masonry with their solid brick facades. “They’re really well-maintained homes, they were built to stand for hundreds of years,” says Funchess. “[Green Acres] has similar historic buildings to Sherwood Forest, but they’re smaller, so you might size out quicker if you plan on growing your family.”
Lots are about a tenth of an acre and are separated by long paved driveways leading to detached garages. Tall, established trees create a canopy and a sense of seclusion, and front and back yards offer room for small gardens. Prices depend on size, level of renovations and year built but range between $125,000 for a two-bedroom that needs some love and $550,000 for a newly renovated three-bedroom. While Green Acres has a neighborhood association, there are no mandatory monthly dues.
Community parks and Detroit Golf
Hyde Park is a strip of greenspace that’s used for picnics and small gatherings. The Green Acres Woodward Civic Association hosts a variety of events at the park throughout the year. Kids & Family Fun Day is a summertime staple with bounce houses, food, crafts and more. In the fall, the park is transformed into a pumpkin patch to raise money for neighborhood maintenance.
Palmer Park is also nearby and offers 296-acres of recreation. The playscape, splash pad, and basketball court are among the most popular amenities along with the 2.5-mile nature trail. With two 18-hole Donald Ross-designed courses and a historic clubhouse, the Detroit Golf Club is the most prominent course in the city and is a weekend go-to.

Public and private school options
Nearby public schools include Bates Academy, which has a B-minus on Niche and teaches pre-k through 8th graders. The elementary-middle school is mostly known for high test scores and a large percentage of students who go on to attend test-in high schools like Cass, King and Renaissance. Mumford High School is also nearby and earns a C rating. Some guardians opt to send kids to nearby private schools like Gesu Catholic School and Charlotte Mason Community School, which have not been rated on Niche.

Walker, biker and driver friendly
Green Acres' compact layout and central layout make it a very walkable location. There are also ample paved bike lanes on major streets like Woodward and Livernois. Commuting is made simple with Woodward, 8 Mile and Livernois bordering this neighborhood. Bus routes run along each, but there are also major thoroughfares that run through the city. Major Freeways, like The Lodge and Interstate 75 are about 3 miles away meaning they are accessible but not so close that they pose noise concerns. While it's not necessary to own a car in Green Acres, most residents own at least one.
