Upscale living along the river

Along the Detroit River lies the Joseph Berry Subdivision, an upscale Detroit neighborhood that appeals to those who love the river and appreciate the area’s historic legacy. “People move here to be by the water,” says Candace Crawford, Detroit native and Administrative Assistant at River House Co-Op in Joseph Berry Subdivision. “Plus, the area’s diverse community really comes together and gets along.” This neighborhood is made up of homes, docks and East Jefferson Avenue, a main road that leads to downtown. Designated as a historic district in 1978, this neighborhood also includes the Manoogian Mansion, the mayor of Detroit’s private residence. Across the Detroit River, residents look toward Belle Isle, and beyond that, the Canadian border.

Boat over to Belle Isle & beyond

Stockton Park faces the Detroit River and Belle Isle. It includes a playground that overlooks the water. Erma Henderson Park, named after Detroit’s first Black City Councilwoman, includes a basketball court and a marina. While the marina is not currently in use, there is an operational small dock in the neighborhood parallel to Motor Boat Lane. Those who have watercraft can cross the Detroit River to Belle Isle Beach, a popular spot for kayakers, paddleboarders and members of the Detroit Yacht Club. Locals can also get to Belle Isle on foot, on a bike or by car: it’s right across the MacArthur Bridge– locally known as Belle Isle Bridge—less than 4 miles away. Joseph Berry Subdivision residents “bike and walk to Belle Isle together for some exercise. But this is Motor City, so we love to drive, too,” says Crawford. There is plenty to do on Belle Isle to escape the city life of Detroit, from photographing nature at the Belle Isle Nature Center to walking along Blue Heron Lagoon Trail to taking in a bit of local maritime history at Dossin Great Lakes Museum. And when getting out of town doesn’t suffice, Joseph Berry Subdivision is less than 5 miles from Canada: vehicles simply cross the Detroit Windsor Tunnel.

Historic homes along Detroit River

Architecture aficionados may enjoy walking throughout the neighborhood to see the variety of home styles, such as Tudor Revivals, Queen Annes and Colonial Revivals. The shady sidewalks make for a pleasant walk or bike ride through the neighborhood streets, especially down by the canals and docks. There may not be a lot of movement on the market in this historic district, but some residential lots are available at $249,000. One lot along the main thoroughfare of East Jefferson Avenue is available at $575,000. As for the homes themselves, a renovated three-bed/five-bath brick cottage built in 1910 right on the canal costs $750,000. A three-story Colonial Revival estate on the Detroit River costs $1,675,000. For a more cost-conservative option, studio apartments in the area cost $895 monthly.

Handmade ceramics and contemporary dining

Residents can also choose to stay inland for shopping, dining and entertainment. Locals can make or admire handmade ceramics at Pewabic Pottery, which first opened back in 1903, making it one of the oldest operating potteries in the US. Ivy Kitchen + Cocktails serves contemporary American cuisine made from organic, high-quality ingredients along with their specialty cocktails. Residents grab groceries at neighborhood grocer, Indian Village Marketplace, which also has a pharmacy.

Attractive magnet schools

Hutchinson Elementary-Middle School and Garvey Academy teach prekindergarten through Grade 8, both earning a C-minus from Niche. Garvey is a magnet school with a student-teacher ratio of 10 to 1; it provides an African-centered education, infusing curriculums with African culture and traditions. Cass Technical High School earns a B-plus from Niche. With over 2,400 students, it is the largest school in the Detroit Public School Community District. Examinations are required for entry into this college prep public magnet school.

Walkable streets 4 miles from downtown

The streets of Joseph Berry Subdivision are walkable. It’s a straight shot to downtown Detroit—just 4 miles away down East Jefferson Avenue, a main road with five bus stops that service the neighborhood. The closest Interstates are 75, 375 and 94.

Residents should note

Joseph Berry Subdivision is less than 5 miles from Coleman A. Young International Airport and Beaumont Hospital in Grosse Pointe. Area universities include Detroit centers for the University of Michigan and Grand Valley State University.
