Revitalizing neighborhood with rising home values near downtown Detroit

Northwest Goldberg, about 4.5 miles from downtown Detroit, is a tight-knit community that's made strong progress toward revitalization. Northwest Goldberg Cares, a nonprofit community development corporation led by neighborhood residents, is driving the change by renovating homes, cleaning up vacant lots and hosting events. Legacy businesses and neighborhood institutions, such as the Motown Museum, root this neighborhood in a rich history. Others, such as Northwestern High School and literacy parks, help the neighborhood accomplish its goal of a family-friendly focus. Henry Ford Hospital is a convenient landmark for jobs and healthcare. For these reasons, community members are proud to keep this neighborhood moving forward. Rising home values are rewarding them for their efforts. "There is definitely a good sense of community and a number of people invested in the neighborhood," says Griffin Krebsbach, Realtor with O'Connor Real Estate, who has been working in the Detroit area for six years. "You can see people making an effort to build off the momentum they've started and help continue to improve the area."

Renovated Foursquares and Bungalows

This neighborhood grew alongside Detroit with the rise of automotive manufacturing. It maintains its early 20th-century architecture, including American Foursquares and Victorians. Both outside and inside investors, such as Northwest Goldberg Cares, are working to remodel homes. Several homes on the market have been fully renovated, while others still need cosmetic touches or extensive work. Since the nonprofit is invested in the community, they’re also invested in producing quality work, says Krebsbach, who works with the organization to sell the remodeled homes. "The projects the nonprofit has done, the craftsmanship is some of the best I've seen in the city," Krebsbach says. "They're not just purchasing and flipping for profit — they're making sure the work they're doing is high quality." Though abandoned homes still dot the neighborhood, pride in ownership is visible through closely mowed front lawns. Front porches provide more outdoor space and a place to socialize with neighbors. Prices range from $115,000 to $315,000, depending on the condition.

Career academies at Northwestern High School

Education is close at hand, with Northwestern High School located on the neighborhood's northwest corner. Earning a C-minus from Niche, the school offers a Ninth Grade Academy, helping students transition into the high school environment. Afterward, students may participate in the Academy of Health Sciences or Finance. Thirkell Elementary-Middle School, earning a C-minus, oversees kindergarten through eighth-grade students. Thirkell focuses on family, offering Dads and Doughnuts and Moms and Muffins discussion groups to help strategize and strengthen parenting skills. Wayne State University is a public research university about 1.5 miles west. U.S. News & World Report, in its 2025 list, ranked Wayne State among the country's top 100 public universities. Its 13 colleges and schools offer a combined 325 bachelor's, master's and doctoral programs.

Splashes of color at the new Holland Maze Literacy Park

Community efforts have created flower gardens, performance spaces, sports facilities and pocket parks throughout the area. Northwest Goldberg Cares has built six of these parks, turning blight into manicured public spaces. Curtis Jones Park has a basketball court that doubles as an event space. The tulip fields of Holland inspired Holland Maze Literacy Park, where rows of red and yellow flowers add a splash of color to 15th Street in the spring. The park also has a free little library and an area for group reading. Many more pocket parks are on the way, as the group aims to create 20 public green spaces by 2025. While new parks are in the works, music history is being preserved at the Motown Museum. Located at Motown's first headquarters and recording studio, also known as Hitsville U.S.A., it offers programming to inspire the next generation of music makers, such as a songwriting day camp. “The famous Motown Museum proves that music is an intrinsic aspect of Detroit," says Quin Gist, a Realtor with DOBI Real Estate.

Detroit-style pizza at Michigan & Trumbull

Legacy businesses help root this neighborhood in history and community. Michigan & Trumbull Pizza is a family-owned joint specializing in Detroit-style pies, served "red" with marinara or "white" with different sauces such as garlic oil. The Packard pepperoni, topped with red sauce, pepperoni, pickled chiles and hot honey, is one popular option. Locals enjoy a slice at the bar with a glass of wine. Marble Bar is a longtime Detroit bar that was open in the '50s and torn down to make way for Wayne State. The current Marble Bar opened in 2015, with EDM shows on indoor and outdoor stages. More shopping and dining options are concentrated on Woodward Avenue to the east. Mezuzah is another community-oriented nonprofit working to open a Kosher coffee shop and market to help reduce food insecurity in the area. Holden Little Store has a small selection of produce, dairy products and pantry staples nearby.

Friendly competition at Hoopfest

Northwest Goldberg's pocket parks are the new venues for community events. Hoopfest is a three-day event at Curtis Jones Park that encourages a healthy lifestyle. Kids and parents can chat with neighbors and participate in clinics and competitions. Local elected officials have also made an appearance. Holidayfest also takes place at Curtis Jones Park in December and features kid-friendly crafts such as card making, food trucks, vendors and music performances. Spotlight Park features a performance stage for events such as Family Karaoke Night.

Jobs and healthcare at Henry Ford Hospital

This is a highly walkable area, with sidewalks connecting to the neighborhood parks, schools and restaurants. Some residents can be seen walking to church on Sunday morning - the community is home to a half-dozen churches, including the Tabernacle Missionary Baptist Church in the northwestern corner of the neighborhood. There are various ways to get downtown - Grand River Avenue, on the neighborhood's west side, is the quickest connection to the city center by car. It also has a dedicated bike lane. The number 3 bus stops on Grand River every 20 minutes. Interstates 96 and 94 are convenient connections in and out of the city. I-94 leads to Detroit Metropolitan Airport, located 17 miles west. Henry Ford Hospital is just over a mile northeast. It's Detroit's fifth-largest employer, overseeing over 32,000 employees, and is known for its cancer care, cardiology, neurology and orthopedics departments.

Higher-than-average crime scores

Northwest Goldberg's CAP Index crime score is six out of 10, compared with four for the national average. It earns a 10 for homicide and nines for robbery and assault with a weapon. This neighborhood is part of Detroit's third police precinct, which saw a 29% decrease in homicides but a significant increase in carjackings between 2020 and 2021, according to the Detroit Police Department's 2022 Community Safety Strategy. The plan proposes various strategies, such as community engagement, to foster crime reduction. Northwest Goldberg is also home to the Detroit Police Training Center, where future officers receive their basic training - locals should expect to see increased traffic at time, and may see and hear officer classes outside drilling.
