Quiet, older neighborhood near sought after Indian Village
Four miles northeast of downtown Detroit is the Pingree Park neighborhood, named for the 18-acre green space in the center. The namesake park might steal the show, but the affordability and walkability are the highlights of this quiet, older neighborhood. Like the historic Indian Village neighborhood to the south, Pingree Park contains a collection of early 20th-century homes, but on a smaller and less expensive scale. “The homes share the same amenities as Indian Village for a fraction of the cost. You go down the street and you’ll find million-dollar homes,” says Charles Ryan, a Realtor with Keller Williams Home who works in the neighborhood.
Pingree Park is within walking distance of retail and restaurant options on Kercheval Ave.
Run, walk, or bike along the new bike paths running down Warren Ave and through Chandler Park.

Restored turn-of-the-century homes
This residential area saw a construction boom between 1900 and 1920. The remaining turn-of-the-century homes include American Foursquares, bungalows, Colonial Revivals and Tudor Revivals. Though homes sit on compact lots, many have spacious front porches for gathering with neighbors or enjoying the view of the park across the street. Unlike Indian Village, this is not a designated historic district emphasizing historic preservation. However, many homes in the neighborhood have been updated while maintaining original features such as hardwood floors. Prices range from $100,000 to $275,000. Streets are lined by sidewalks and older trees, which help lend an air of maturity to the neighborhood.

Updated Pingree Park is a community gathering space
Pingree Park has been a community gathering space since the neighborhood's early days. In 2017 and 2018, Project EverGreen completed a two-phase improvement project that cleaned up the park and added new features. Today, the north half of the park contains a new walking trail that loops around the flat, grassy space, with lots of shade from tree cover. The park's southern half is devoted to sports facilities, including two basketball courts, a soccer field, two baseball diamonds and a playground. Mack Avenue Community Church hosts volunteer-led athletic leagues for kids ages 5 to 15 at the park, including a summer soccer camp - it’s one of nearly a dozen churches in and adjacent to the neighborhood.

Career pathways at Southeastern High School
The Detroit Public Schools Community District, Michigan's largest public education system, serves this neighborhood and earns an overall C from Niche. The district offers school choice, with more than 100 institutions. Students may progress from kindergarten to eighth grade at Hutchinson Elementary-Middle School, 2 miles away, or Nichols Elementary-Middle School, a mile away. Both earn C-minus grades from Niche. Southeastern High School is a public magnet school earning a C grade. It's one of five selective admissions schools in the city requiring an exam for admission consideration. It offers career pathways in Advanced Manufacturing, Business, Entrepreneurship and Information Technology designed to teach teens the skills to thrive in their chosen fields.

Sister Pie serves unique, homemade creations
Small businesses are clustered together about 1.5 miles south near Indian Village. "You have a lot of walkable amenities. In some neighborhoods, you have to go so far to find stuff like that," Ryan says. Sister Pie is a small corner bakery that uses nontraditional flavor combinations for its pies, cookies, breakfast and lunch. Locals enjoy peach plum cardamom streusel, peanut butter and jelly vegan scones and other changing menu items from the outside tables. Next door, Marrow Butcher Shop and Restaurant provides an elevated dining experience, using farm-to-table ingredients for its creations, such as steak with house-made fries, greens and seasonal aioli. It also offers a five-course tasting dinner for $90 per person. About a mile west of Pingree Park, Sav-Mart Marketplace has all the typical supermarket selections.

Midtown is a go-to for annual events
Midtown is a vibrant events destination near the city center. Noel Night takes over the whole neighborhood in December, with more than 110 Midtown art institutions, historic churches, galleries and small businesses opening their doors for free to celebrate the holidays. Over 50,000 locals come bundled up to enjoy the ice sculpting competition, holiday shopping and live performances. Dlectricity is Midtown's outdoor visual light and art celebration, showcasing video art, 3D video mapping, lasers and other installations from over 40 artists from around the world.
Warren Ave goes west to Midtown
This neighborhood has direct routes to Midtown and downtown Detroit. Midtown is about 4 miles west via East Warren Ave, which cuts through the center of Pingree Park. That road also has a dedicated bike lane. In Midtown, the Detroit Medical Center Central Campus has an emergency room and other medical services. Downtown is 4 miles southwest via Gratiot Avenue, which borders the neighborhood's north side. The number 5 Van Dyke-Lafayette bus route via the Detroit Department of Transportation also leads downtown every 30 minutes.
Crime reduction measures in Detroit's seventh precinct
Pingree Park has an elevated CAP Index crime score of 6 out of 10, compared with the national average of 4. It received especially high scores in several violent crime categories. Detroit's seventh precinct, which includes Pingree Park, saw a nearly 36% reduction in murders between 2020 and 2021. The Detroit Police Department's 2022 Community Safety Strategy aims to continue reducing crime in the precinct through adequate policing, community engagement and identifying high-impact offenders.
