An overlooked community with ample potential

Poletown East has traces of an industrial past and a promising future. The neighborhood’s name points to its former place as Detroit’s thriving Polish community. Industrialization — specifically the building of the Detroit-Hamtramck Assembly Plant on the neighborhood’s north side in the 1980s— broke up much of this community and presented environmental issues that are now a unifying factor for locals. Poor air quality, the destruction of local businesses and the displacement of more than 1,000 residents are among the largest issues that have plagued Poletown East. But longtime residents have taken impactful grassroots initiatives. “It’s a center of environmental justice,” says Birch Kemp, a Poletown East resident of 20 years and co-director of Arboretum Detroit. “To live here is to fight for clean air.” Kemp says that with the help of committed residents, Poletown East will become a more livable, greener community in years to come. “Folks who live here are building the city we want,” he says. “If you’re a person who likes to plant trees, build green spaces and want to contribute, this is the place to be.” Despite challenges, Poletown East remains a neighborhood with a strong community spirit, central location and promising housing market – making it attractive to many homebuyers.

Green spaces throughout an industrial community

Poletown East’s many community gardens exude a spirit of new life. The Ferry Street Nursery Project and Arboretum Detroit, pioneered by the community, seek to beautify Poletown East with young trees that will grow with this neighborhood’s potential. Kemp says the Arboretum's mission goes further than beautifying the area. “Our goal is to combat climate change on the local level and also to create shade and cooling,” he says. Arboretum Detroit has built five parks over the past six years – and they're working on a walking path to connect them all. Perrien Park, located at the neighborhood’s southern end, is the go-to for family cookouts, basketball games and local events. Adjacent to the park, at the intersection of Theodore and Dubois, hundreds of people gather weekly to enjoy Sunday Blues in the Park.

Interstates 75, 94 and several bus routes

Located just east of Midtown and 3 miles north of Downtown, Poletown East’s location is one of the most attractive features. Locals have an easy start to any commute, with Interstate 94 along this neighborhood’s northern end and Interstate 75 along the west. For more commute options, the Russell, Warren, Chene, Clairmont and Conant buses run throughout the neighborhood. Poletown East is also very bikeable, so it’s common to see cyclists in the area.

Longstanding Four Squares for various budgets

Four Squares built in the late 1900s and early 20s are the most common finds in Poletown East. There’s a mix of multifamily and single-family homes, most of which have empty lots on either side. As many homes need repair and refurbishment, homebuyers find a welcome range of prices, ranging from $6,000 to $300,000, depending on the size and level of renovations needed.

Raven Lounge, Ivanhoe Café and nearby grocery stores

Chene Street used to be one of the main commercial thoroughfares through the original Poletown. As people were displaced, so were the businesses and shops that once lined this street. However, Raven Lounge & Restaurant, the oldest blues club in Detroit, survived the decline and has been around since the 1960s. Live music still echoes within its walls, accompanied by food and drinks to supply residents with an exciting night out. The Ivanhoe Café, just two blocks away, brings the name “Poletown” to life with its menu of Polish classics. There’s a Save A Lot on Gratiot to grab groceries, but most residents travel at least 2 miles outside of Poletown East to shop at the Whole Foods on Mack and Meijer on Jefferson.

University Preparatory Schools

Kids can attend University Prep Schools. The tuition-free, public charter network has four institutions, including two elementary schools, one middle school and one high school. Both UPA Elementary Ellen Thompson Campus and UPA Elementary Mark Murray Campus have C-minus ratings on Niche. Both schools are located in Tech Town – 2 miles west of Poletown East. UPA Middle, which also has a C-minus, is about a mile away in Midtown. UPA High School is also in Tech Town and has a C rating.
