North of Yuba City, Dobbins is a rural community in the foothills. “The people who move out to Dobbins want the country lifestyle. They’re looking for serenity. They don’t want to have their neighbors right next to them,” says Janice O’Brien, a Realtor with RE/MAX Gold who has previously sold in the area. Dobbins casts a wide net, with small private roads leading to secluded multi-acre properties.

Large lots, cabins and manufactured homes
The neighborhood of Dobbins spreads broadly across the foothills. “A lot of people buy lots and build,” says Kathryn Springsteen, a Realtor with eXp Realty of California who is familiar with the area. “The homes that are already there are mostly older, and you’ll see some cabins. There are also manufactured homes.” Land parcels are typically multiple acres and sell from $115,000 to $600,000, depending on size. Most homes have cabin motifs, like wrap-around porches and picture windows. These sell from $300,000 to $630,000. Many buyers opt for manufactured homes, ranging from just over $200,000 to $500,000.

Fire risk in the foothills
Dobbins’ foothill location is idyllic, but living in the neighborhood significantly increases the risk of wildfire exposure. “People need to be well aware of the fires,” says O’Brien. “Fire insurance is very difficult to get right now and is extremely costly in the area. Dobbins is a high fire risk, so that’s something to get educated on before buying.” Yuba County works to keep residents informed of fire risks and advises them on fire safety strategies, but it is up to residents to plan evacuation routes and mitigate risks to their property through maintenance.

Driving in Dobbins
Residents will need a car as the neighborhood is very remote and spread out. “There aren’t many ways in or out of the neighborhood,” warns O’Brien. Marysville Road is the main road running through the neighborhood, leading in and out. It leads south to Yuba City and Marysville, which are both a little over 30 miles away.
Lake Francis
“People who like to be away from crowded towns and out close to the lake and the trees,” says Springsteen. “In Dobbins, you’ve got Lake Francis right there.” Like a centerpiece, Lake Francis is a focal point of the area. Lake Francis Resort attracts some tourism to the area, and the lake itself has attracted many full-time residents. It’s an ideal area for camping and fishing. Visitors hike around the lake or swim in the water.
Kids attend Marysville schools
Marysville Joint Unified School District serves the neighborhood. Kids will begin school at Dobbins Elementary School, which earned a B-minus from Niche. They will move on to Foothill Intermediate School, graded C, for middle school. Marysville High School, graded B-minus, serves the neighborhood and has been educating Yuba County kids for over a century. It’s one of the oldest public schools in California.

Oregon House Grocery and Deli and Yuba City
Dobbins is a residential community with no shopping or dining district. Many move out here to escape from crowded business districts and live out in nature. There is a weekly farmers market where residents can buy local produce and vendors sell homemade goods. Small Oregon House Grocery and Deli is just outside the neighborhood, providing residents with a convenient place to grab essentials or order a sandwich. When residents need to go grocery shopping or want to eat a meal out, they must travel out of the neighborhood. “They either go to Yuba, Marysville, or Grass Valley,” says O’Brien. “It just depends on what people are looking for and what they’re comfortable with.” Many head to Yuba City, the closest to Dobbins, where they can find standard grocery stores like Walmart, WinCo Foods and Raley’s. When dining out, there’s a range of options from local favorites to national chains. Depending on their preference, Dobbins residents might shop and eat out in nearby communities like Grass Valley and Marysville.
