A small suburb with convenient highway access

Tucked alongside a commercial section of U.S. Route 13, Towne Point offers an established neighborhood with access to chain retailers and restaurants. “Route 13 is one of the biggest and busiest roads in Dover where all of the shopping is,” says Marcus Rush, a Realtor with the Rush Home team at Compass Real Estate. “Towne Pointe also isn’t too far from Bally’s Dover Casino Resort and Delaware State University, so that is a very desirable area as far as location.” While Towne Point offers proximity to Dover’s local attractions, the community maintains a suburban feel in its 20th-century homes, sidewalk-lined streets and neighborhood park.

Towne Pointe features raised ranches and bi-levels

Most homes in Towne Point were built from the 1960s through the ‘70s. “For a little while, Towne Pointe attracted a lot of investors. Homebuyers now are likely going to get a home that’s been updated or remodeled,” Rush says. Raised ranches offer attached carports or garages, while bi-levels feature a mix of brick and vinyl siding. Most houses have finished basements, and tree-lined lots average just under a quarter-acre — giving residents plenty of room for a fenced-in backyard with a small patio, deck or pool. Prices typically range from $265,000 for a three-bedroom home to $330,000 for a four-bedroom property. The neighborhood also includes the Towne Point apartment community, and nearly 45% of its residents are renters. Towne Point has a CAP Index Crime Score of 7 out of 10, higher than the national average of 4. This overall Crime Score is primarily driven by higher-than-average scores for property crimes.

Chain retailers and local restaurants along U.S. Route 13

Towne Pointe sits next to a vibrant commercial corridor along U.S. Route 13. The Capital Commons shopping plaza includes a mix of big-box shops like Big Lots and fast-casual restaurants like Panera Bread and LongHorn Steakhouse. Less than 2 miles away are more chain retailers such as Target, Home Depot, Hobby Lobby and Best Buy. A bit further north along the highway is the Dover Mall, which is about 3 miles north of Towne Point and is anchored by department stores like JCPenney. Local favorites along the highway include Shupback Pakistani Kitchen and El Pipil Restaurant, a Salvadoran spot known for its pupusas and parilladas. A bit further south, vinyl barstools sit behind the counter at the old-fashioned Dover Hollywood Diner – where comfort food is served for breakfast, lunch and dinner. Residents are less than 2 miles from several grocery stores, including Lidl, Aldi and Safeway.

Splash pad, playground and pickleball courts at Dover Park

Residents can walk to Williams Park, which offers nearly 10 acres of green space in the neighborhood’s southeastern corner. The park features a basketball court, a softball field and a playground with a swing set. Less than a mile south is Dover Park, which underwent renovations in 2024 and will feature a new splash pad, handicap-accessible playground and a community meeting room when the renovations are completed. Alongside these additions, the green space has pickleball courts and a 9-hole disc golf course. On the opposite side of U.S. Route 13 is Silver Lake Park, known for its 169-acre lake where fishermen frequently reel in largemouth bass. The park also has a boat ramp, and residents with motorboats can obtain a boating permit from the City of Dover. The annual Mayor’s Kayak and Canoe Regatta brings a friendly competition to the lakefront and offers prizes to the first 100 people to finish the race.

Career-based learning at Dover High School

Students may attend the Capital School District, which earns a B-plus from Niche and has an average student-teacher ratio of 15-to-1. Kids in kindergarten through fourth grade can walk to Towne Point Elementary School — which sits in the northwestern corner of the neighborhood — before moving on to William Henry Middle School for fifth grade. Both schools score a C-plus from Niche. Older kids may attend the Middle School of Excellence, which opened its doors in 2023 as part of the brand-new Dover Middle School Campus and is not yet ranked by Niche. Dover High School scores a B-minus and offers several career and technical education programs, including a Nursing and Patient Care Education Pathway through which teens can take the Delaware CNA Certification Test. Delaware State University is less than 2 miles north of the neighborhood and is one of the country’s 107 Historically Black Colleges and Universities.

Access to U.S. Route 13 and Delaware Route 1

Towne Point sits between two major thoroughfares: U.S. Route 13 and Delaware Route 1. Both highways run north-south through the entire state of Delaware. DE 1 leads about 45 miles south to the Delaware Beaches and 43 miles north to Wilmington International Airport. The Delaware Administration for Regional Transit — locally known as DART — provides bus service to the community, and historic downtown Dover is just 2 miles away.

Events and casino at the Dover Motor Speedway

Towne Point is less than 2 miles south of the Dover Motor Speedway, a popular racing and entertainment venue with a packed calendar of events. Big-ticket events include the annual Würth 400 NASCAR Cup Series race and the Firefly Music Festival, a three-day festival held in The Woodlands of Dover Motor Speedway. The track is also home to Bally’s Dover Casino Resort, a four-star hotel with table games, poker and slot machines.

Proximity to the Dover Air Force Base

US 13 provides access to Dover Air Force Base, which is about 5 miles south of the neighborhood. The base is split between two wings: the 436th Airlift Wing and the 512th Airlift Wing. Also known as the Eagle Wing, the 436th Airlift Wing is home to 3,000 active-duty Airmen and serves as the largest aerial port for the Department of Defense. The 512th Airlift Wing, nicknamed the Liberty Wing, serves as the base’s reserve unit.
