About 7 miles outside of Dover, Woodside East offers tranquil living with residential subdivisions situated between the commercial corridor of U.S. Route 13 and the open farmland of Kent County. “It’s south of Dover, so one of the things you’ll notice there is that it’s very close to the Dover Air Force Base and very close to shopping, but it’s more of a rural area,” says Marcus Rush, a Realtor with the Rush Home team at Compass Real Estate. “There’s a lot of kind of farmland around there, and the homes have larger lots than they would if you were closer to Dover.” In addition to its spacious lots and central location alongside U.S. Route 13, Woodside East boasts top-rated schools in the Caesar Rodney School District. “Dover goes by school district when it comes to shopping for homes. A lot of people come in looking for the Caesar Rodney School District,” Rush says.

New Traditional homes with half-acre lots
Woodside East is less established than other parts of Kent County, and the community continues to see growth and development. “As far as what homebuyers will see, there’s a lot of new construction there,” Rush says. The majority of homes can be found in two subdivisions: Fox Hollow and Loganberry Village. Fox Hollow features New Traditional homes built throughout the 2010s, with prices ranging from around $300,000 to $405,000. A bit further east, Loganberry Village offers a mix of detached single-family homes, twin homes and townhouses built during the early 2020s. Prices in Loganberry Village typically range from $275,000 for a three-bedroom townhouse to $405,000 for a four-bedroom New Traditional home. Lots in Woodside East average just over half an acre, but outside of these subdivisions, older ranch-style homes feature sprawling 1-acre lots and start at around $230,000.

Top-rated schools in the Caesar Rodney School District
The Caesar Rodney School District has a student-teacher ratio of 14-to-1, and Niche ranks it as the best school district in Kent County. Kindergarteners can begin their education at the J. Ralph McIlvaine Early Childhood Center, which earns a B-plus from Niche, before moving on to the B-minus-rated Nellie Hughes Stokes Elementary School. Older kids may attend F. Niel Postlethwait Middle School and Caesar Rodney High School, which both score an A-minus. Teens can enroll in the high school’s Air Force JROTC, a three-year program with an emphasis on aerospace science, leadership education and community service. Woodside East is also less than a mile south of Kent County’s Polytech High School, which scores an A-minus. “There’s a waitlist to get into that high school. It’s very desired because it’s a trade school,” Rush says. Polytech admits students through a lottery system and offers four career-based academies: Health and Medical Services, Industrial Technology, Modern Technology and Professional Services.

Fishing, hiking and waterslides at Killens Pond State Park
While there are no green spaces in Woodside East, residents are about 8 miles north of the expansive Killens Pond State Park. Named for its 66-acre pond, the park is a popular fishing spot for anglers looking to reel in largemouth bass, black crappie and blue gill. The waterfront also features a public boat launch where visitors can rent canoes, kayaks and pedal boats throughout the summer. Towering American holly trees shade the park’s nature trails, which span over 8 miles and attract hikers, cyclists and runners year-round. Killens Pond Water Park is open each weekend from Memorial Day through Labor Day and features several 54-foot-high waterslides, a pool and a tot lot with a spray ground. While Killens Pond State Park is open year-round, they do charge a daily admission fee from March through November. Residents are also about 5 miles from Jonathan’s Landing Golf Club, which features a public 18-hole course.

There is no public transportation in Woodside East, meaning that the area is largely car-dependent. The community is tucked between two major thoroughfares: U.S. Route 13 and Delaware Route 1. Both highways run north-south throughout the entire state, and US 13 leads about 7 miles north to Dover. Delaware’s beaches are about a 35-mile drive away via DE 1, while the Wilmington Airport is about a 55-mile drive away and offers domestic flights through Avelo Airlines and American Airlines.
