Addingham, an area of Drexel Hill first developed in the 1920s, may be a working-class neighborhood 8 miles west of Philadelphia, but notoriety surrounds it. Lower Swedish Cabin, built in the mid-1600s and possibly the oldest log house in North America, is less than a mile east along Darby Creek. The Drexelbrook Apartments, a mile west, is where television celebrities Dick Clark of American Bandstand fame and Ed McMahon of the Tonight Show fame once lived. “The area has produced some great athletes, politicians and celebrates,” says Realtor John McAleer with Keller Williams Main Line, who lives in nearby Havertown and has been in home sales for nearly 50 years. “But what this area of Drexel Hill stand out is its value. It’s a working person’s neighborhood, convenient to transportation and the bus system. You go a mile south or north, and you’ll be paying twice as much for a home.”
Tucked away along Darby Creek with main roads on two sides only, Addingham offers a slower pace for working families looking for a suburban alternative to urban life. “Homes here are well constructed and give the neighborhood a lot of character and a hometown feel,” says 35-year veteran Realtor Tish Maloney with Re/Max Hometown. “While you’re on the outskirts of Philadelphia, first-time buyers find it relatively affordable and convenient to work. Many are young and appreciate the nearness to neighbors that the duplexes and townhouses in the neighborhood give them.” With opportunities to upgrade or downsize in neighborhoods nearby, Addingham is also part of an area where people see themselves living for a lifetime.
“Twin” starter homes a popular option in this suburban enclave
Most homes in Addingham were constructed in the colonial or Dutch-colonial style in the early part of the 20th century. Sided with wood, stucco or stone, these classic homes have an old-world charm, offering hardwood floors, high ceilings, entrance foyers and bonus rooms like offices and sun porches. Homebuyers will also notice that nearly half of the homes are duplexes or twin homes, as they’re sometimes called, with similar features as the single-family homes. “In Drexel Hill, whole city blocks were constructed with rowhouses after the war to create housing for returning vets,” says Maggie Oyler, a Realtor with KW Greater West Chester, who lives nearby and has sold in the market for 35 years. “In Addingham, you see them in pairs mostly, sometimes triplexes. They’re great starer homes for young families, because prices are comparatively lower than other areas of Drexel Hill or Springfield next door.” Single-family homes in Addingham list from $275,000 to $425,000, and duplexes or "twin" homes, often listed as townhouses, are priced from $100,000 to $350,000 — a clear $200,000 less than that average home value in adjacent neighborhoods.

Public and private school options for Addingham students
The schools that serve Addingham belong to the Upper Darby School District, which receives a B-minus from Niche. Young students can attend Garrettford Elementary, a C-plus school equipped with Chromebooks and interactive classroom computer boards to enhance learning. Drexel Hill Middle earns a C; its instrumental and choral music programs have won numerous recognitions at regional competitions. Upper Darby High, a B-rated school, is the largest high school in the county and one of the largest in the state, with 25 athletic teams and over 30 student-run clubs and activities. Families may also choose to send their grade-schoolers to Holy Child Academy, a private Catholic PK-8 school that scores an A-plus from Niche. Holy Child Academy welcomes children of all faiths and offers an 8-to1 student-teacher ratio. For high school graduates, Delaware County Community College’s Upper Darby Center serves nearly 600 students and offers day and evening classes in the Barclay Square Shopping Center on Garrett Road, 2 miles from Addingham.

Walkability, transportation and medical resources near Addingham
As a pocket neighborhood, Addingham has light traffic and plenty of sidewalks, making it very walkable. Though some major roads have marked shoulders, no formal bike lanes are installed. For commuters, Marshall Road to Route 3 is 9 miles to the City Center. The SEPTA (Southeastern Pennsylvania Transportation Authority) 107 bus stops along Garrett Road on its way to the 69th Street Transportation Center. SEPTA light rail trolleys also pass within blocks of the neighborhood to the transportation center. From there, commuters can catch a Metro train into the city, about an hour ride. Philadelphia’s Amtrak Station is an easy walk from the 30th Street stop, where air travelers can catch the Airport Line to Philadelphia International Airport — a 10-mile drive south of Addingham otherwise. Mercy Fitz Hospital, a 175-bed teaching hospital with advanced acute care services, is 3 miles away.

From a neighborhood park to a cemetery garden center
Central to Addingham, Huey Park is within walking distance and accessible from the end of Huey Avenue. Here, children can enjoy the jungle gyms, slides and swings on the playground, and ball players can shoot hoops or get a game going on the basketball court. A few blocks east on Garrett Road, Playhouse Lanes is a small bowling alley with a bar that serves beer and alcohol and a snack bar that serves sandwiches and finger foods. It’s directly across from Thornfield, the boyhood home of Thomas Garrett, a famed abolitionist, whom the street is named after. Nature lovers will enjoy the Greenhorn Gardens at Arlington Cemetery, a little over a mile away. This greenhouse and garden center sells dozens of varieties of potted shrubs and perennials each season and hosts events throughout the year with live music and activities for kids.

Small groceries and restaurants just around the corner
While Addingham has few parks, small shopping areas are nearby. Sangillo’s Farm Fresh Produce and Deli on Garrett Road has been family owned and operated since 1984 and is a neighborhood favorite. In fact, its Italian hoagies have won a Best Hoagie in Delco 2024 award from the Delco Times. Across the street, Gambol’s Big G Café is a casual place to have a beer or cocktail before dinner. It has a large rectangular bar with comfortable seats to watch football on TV, plenty of tables and an outdoor patio. A few doors down, El Buen Sazon Restaurant is a colorful spot that serves Mexican and Guatemalan food. Going west on Burmont Road, dinners have even more choices, such as Station Tap, a modern gastro pub serving upscale burgers and fries, craft beers and seasonal cocktails. Down the road, the area’s oldest bike shop, Drexel Hill Cyclery, has sold and repaired bikes in the community for over 20 years.
