Small-town feel
Eleven miles southwest of downtown, Gary-New Duluth is a suburban neighborhood with a small-town feel. Because this area is primarily residential, there’s little foot traffic compared to downtown. “Gary-New Duluth is a unique little community,” says Tom Acton, a Realtor with Re/MAX Results. “There’s a lot down here: parks, river access, marinas, plenty of fishing and hiking. But there’s none of the crowds and commercial pressure you see downtown. During times like Grandma’s Marathon or the Bayfront Blues Fest, when downtown is absolutely bonkers with streets shut down, Gary is as quiet and peaceful as ever. It’s like its own little world.” Locals drive or take the bus into the city for work, shopping and socializing, but walk from their homes to nearby parks and the St. Louis River, which separates Minnesota and Wisconsin.

A mix of house styles
Most properties are single-family homes, but there’s a smaller mix of apartments, manufactured homes and condos. Houses are spaced out along wide streets, shaded by evergreen trees, with alleys leading to detached garages. “House values are not as high in Gary as they are in north Duluth suburbs or downtown, so people can get better deals on bigger houses,” says Acton. “The market moves quickly, but there’s plenty of space available.” Listing prices range from $150,000 to $350,000 for detached ranch-style houses, rustic cottages or split-levels, while modern industrial condos set in renovated warehouses are priced in the mid $200,000s. Manufactured homes in the Vintage Acres subdivision are priced between $25,000 and $75,000.

Public parks and riverfront access
Located beside Stowe Elementary School, Gary-New Duluth Park has basketball courts, soccer fields, picnic pavilions, a community center and parking. Next door is the K9 Haas Memorial Dog Park, a fenced space with double-gated entry and a separate small-dog area. Both parks offer drinking water and automatic lights. The Gary-New Duluth Development Alliance and the city of Duluth are revitalizing the park by adding a community garden and a skatepark. They anticipate construction to be completed by August 2024. Another recreation spot can be found at the southern tip of the neighborhood beside River Place Campground at the St. Louis River Boyscout Public Water Access site, also known as Boy Scout Landing. Featuring a dock, boat launch and small pier attached to a parking lot, it’s a popular starting point for fishing and boating trips.
While these parks are small, they’re rarely crowded. Comparatively, Duluth’s downtown parks host large-scale events, such as the city of Duluth Fourth Fest held at Bayfront Festival Park, which drew approximately 40,000 attendees in 2024. “When we have big events in town that take over the parks, it’s so nice to live in Gary and not deal with any of that traffic and hassle,” says Acton.

Local favorite restaurants
Although the neighborhood has few shops and no grocery stores, locals don’t go hungry with Trophy Café nearby. “Breakfast is huge for us,” says Chris Chelstrom, the manager of Trophy Café on Commonwealth Avenue. “There are very few small mom-and-pop cafés left, what with COVID and inflation over the past few years, and we’re one of the last in the neighborhood. But we’ve got a great following in the community—our regulars walk over every day for breakfast and conversation.” Aside from the café, the area offers Hugo’s Pizza II for dinner and Alpine Bar & Lounge for happy hour. Gary-New Duluth has no grocery stores within its boundaries, but Gary Milk House Convenience Store and Family Dollar provide quick options for snacks and household necessities. For full grocery hauls, locals head north for 7 miles to reach Super One Foods in downtown Duluth.

Duluth Public School District
Gary-New Duluth is zoned in the Duluth Public School District, which enrolls nearly 9,000 students from preschool through high school and receives a B grade from Niche. Students may attend Stowe Elementary School, Lincoln Park Middle School and Denfeld High School, all of which are graded B minus by Niche.

Public transit and driving downtown
Downtown Duluth is 7 miles northeast of Gary-New Duluth and can be reached via Veterans Evergreen Highway. “Oliver Bridge gives quick access to Wisconsin, and with Superior right there, it’s easy to commute to work or fun,” says Acton. “And those without a car can always take public buses straight into downtown Duluth and from there to Superior or other neighborhoods.” According to the Duluth Transit Authority, nearly 80 percent of Duluth residents live within walking distance of a bus stop, and Gary-New Duluth is no exception. There are several stops along Veterans Evergreen Highway leading to downtown Duluth and across the river to Superior. Aside from public transit, residents of this neighborhood are car-dependent, as sidewalks are not reliable throughout the area and there are few nearby commercial businesses.
