A suburb of midcentury homes tucked into the treeline
Kenwood is the last neighborhood in northern Duluth before things get rural. Winding, broadly spaced residential streets meander more than their suburban equivalents, with pockets of trees filling the gaps in a neighborhood that developed later than areas closer to town. “They expanded back there in the 1950s and 1960s,” says Realtor Tommy Archer of Coldwell Banker Realty. “Kenwood has a fair amount of old stock.” Midcentury homes vary in bedroom count and lot size, depending on the street. Despite its pseudo-seclusion, the neighborhood isn’t isolated. A handful of restaurants sit at the intersection of Kenwood Avenue and Arrowhead Road, as do several bus stops ready to take folks into Downtown Duluth or to the shores of Lake Superior.

Housing styles and prices vary in Kenwood
Most of the housing options in Kenwood follow the lateral path of Arrowhead Road, which runs through the community’s center. A few worn residential streets, many without accompanying sidewalks, form neat blocks of lots averaging less than a quarter acre. Buyers will find ranch and traditional-style homes with three or four bedrooms fetching between $200,000 and $340,000. As the secondary streets wind north into the heavily forested areas, the geography changes. “When you get up into Kenwood, there are places with bigger lots,” says Archer. “Sometimes they can be secluded, but not all.” Home prices on this side vary considerably. Two- and three-bedroom ranch styles and split levels are priced between $100,000 and $390,000. Four or more bedrooms raises the price tag past $400,000 to $1.1 million, reserved for craftsman builds.

Hitting the trails or taking a swing outdoors
Since much of Kenwood is a wooden landscape occasionally broken up by residential streets, the area has few parks with sports courts. Instead, residents benefit from walking trails and wide-open green spaces. The primary draw is Rock Knob, whose rocky outcroppings provide unobstructed views for miles. It’s not limited to hiking enthusiasts, as the trail is relatively flat and suitable for novices. “Then there’s Skyline Parkway on the lower edge of Kenwood,” says Archer. “You can go from the west side of the city to the east, and a lot of it is above the city so you have panoramic views.” Golfers seek memberships at the Ridgeview Country Club just northeast of Kenwood. This 18-hole course holds an annual men’s and women’s Arrowhead Tournament, which invites non-members to participate for one weekend in July and August, respectively.
Hartley Park offers ten miles of multi-purpose trails that weave through forest land.

Grabbing groceries or a quick bite
Super One Foods anchors the intersection of Arrowhead Road and Kenwood Avenue, the community’s two thoroughfares. The local Walgreens sits at the opposite end of the intersection for quick prescription refills. A quick bite is within reach at the nearby fast food joints like Arby’s, Subway and Jersey Mike’s Subs. Caribou Coffee gives an energy boost to the early risers, while Crooked Pint Ale House brings the energy down next door. Getting the grade in Duluth Public Schools
Students in Hunters Park attend Duluth Public Schools, rated B overall by Niche. They start at Lowell Elementary, which earns a B-minus. They then move to Ordean East Middle, which gets a B-plus. Duluth East High rounds out the list with the same grade, offering outdoorsy extracurriculars like the fly-tying club and Future Farmers of America. For higher learning, The College of St. Scholastica sits on the neighborhood’s south end.

Commuting to Downtown Duluth and Downtown Superior
Getting to downtown is easy by car, with the 4-mile stretch lasting just 11 minutes. The Duluth Transit Authority’s bus routes are less direct, taking nearly 40 minutes to reach Downtown Duluth. Taking the bus south into Downtown Superior is technically feasible but not ideal. The 11-mile commute lasts about an hour and a half. The 4-mile drive to Duluth International Airport takes only 8 minutes, while the bus would make for a lengthy hour and twelve-minute trip.
