Located about 13 miles outside of Dallas, Duncanville is a city of about 39,000 that is part of four Dallas suburbs that make up the Best Southwest area. 'Trees, not traffic' is a local saying that paints the picture of the community's laid-back environment compared to larger cities. "Expansive residential neighborhoods give the suburban feel that many people and families are looking for, yet it is close enough to Dallas to take advantage of the big city amenities and job opportunities," says Silvia Ochoa, a real estate agent with Keller Williams. Leading employers in the area include Methodist Charlton Medical Center and the school district. "With approximately 18 campuses and over 1600 employees, this lends to great community involvement within the schools," Ochoa says. The Texas Department of Agriculture named Duncanville a Certified Retirement Community in 2007.

Midcentury and contemporary housing in the Dallas Hill Country

Duncanville's median home sale price is around $300,000, which is lower than the national and Dallas median. Residential neighborhoods near the highway, like Candlelight Estates , offer single-family houses that typically cost between $220,000 and $280,000. Suburban neighborhoods near the nature preserve, like Green Hills , have bigger homes on larger lots, usually ranging from $450,000 to $550,000. "Duncanville historically has a tight housing market, meaning fewer homes for sale, but it remains a popular destination for buyers searching for affordability," Ochoa says. "It has a more attractive price point than the surrounding cities."

"City of Champions

Most students are zoned for the Duncanville Independent School District, which serves about 12,000 students and receives a B-minus grade from Niche. The district is also ranked one of Texas's top 10 districts for athletes. The athletic program is why Duncanville is known as the 'City of Champions' thanks to the district's 33 basketball titles. Some students are part of the Cedar Hill Independent School District, which gets a C-plus from Niche. For continuing education, Dallas College is one of the state's largest community colleges, with over 100 majors and a nationally recognized urban wildlife sanctuary.

Parks, recreation centers and a library

With over 227 acres of parkland across 17 city parks, Duncanville believes the recreation systems improve the quality of life for the community. "The Parks & Recreation Department is very involved with putting together activities for the whole family," Ochoa says. Armstrong Park is 21 acres and includes a playground, a rec center and sports courts. The Duncanville Recreation Center and Public Library is an integrated learning and sports center featuring a double gym, walking track and game room, while the library holds more than 100,000 books, movies and other media.

Community events and community theatre

Duncanville's cultural center revolves around the Duncanville Community Theatre. The theatre produces six shows a year and acting workshops. The summer concert series, held in Armstrong Park at the Poe-Hobden Amphitheater, is among the highly anticipated community events. The annual tree-lighting ceremony and holiday parade bring locals together during the holiday season. The Duncan Switch Street Market is held on the third Saturday of each month. From March through November, dozens of vendors gather to sell art, food, crafts and vintage items.

Dozens of shops at Cedar Park Shopping Center

Duncanville's retail and restaurant scene includes large shopping centers near prominent roadways and local mom-and-pop shops. The Cedar Park Shopping Center has a wide selection of service businesses and shops. About 5 miles away, in Cedar Hill, is Uptown Village at Cedar Hill and Hillside Village, shopping malls with dozens of stores and eateries. Downtown and around Interstate 20 or South Cedar Ridge Drive offers local restaurants and fast-casual stops.

13 miles to Dallas on Highway 67

Interstate 20 and Highway 67 are the primary thoroughfares in and out of Duncanville. 67 leads directly into Dallas, about 14 miles away. Fort Worth is a 30-minute drive, while Arlington is 17 miles away. The DART light rails and buses run into Dallas and Fort Worth for regional public transportation. The DFW International Airport is 23 miles from Duncanville, offering nearly 200 domestic and 70 international flights daily. Methodist Charlton Medical Center is the nearest medical facility and is known for its cancer and kidney dialysis center.
