DuPont neighborhood that's popular with military families
About 18 miles south of Tacoma, Palisade Village is an expansive suburban neighborhood, part of the larger DuPont community. U.S. Military Joint Base Lewis-McChord sits across Interstate 5, acting as a training and mobilization center for the U.S. Army and Navy. Many military families live in Palisade Village for its proximity to the base, in addition to its top-rated school district and nearby shopping and dining. “It’s a very desirable part of DuPont because the homes have more character to them and more space,” says Dawn Smith, managing broker and owner of Home Team DuPont, who has over 20 years of real estate experience and lives in the neighborhood. “There’s also quick and easy access to the freeway and military base.”

Single-family homes and condos from the ’90s
Palisade Village consists of several loops and cul-de-sacs lined with single-family homes, sidewalks and decorative trees. Most properties in the neighborhood were built by developer Weyerhaeuser in the late 1990s after buying the land from DuPont Company. Traditional multi-story homes are a common housing type, alongside single and multi-story Craftsman homes with front porches and gabled roofs. These houses span 1,600 to 3,000 square feet and are priced anywhere between $475,000 and $745,000. There are also a handful of condominium complexes where most units have a balcony, and some come with an attached garage. These condos span 1,000 to 1,800 square feet and cost $350,000 to $425,000, depending on number of bedrooms. If military homeowners aren’t currently stationed in the area, they’ll rent out to other military families. Nearly half the properties in the neighborhood are being rented. “Right now, the only way to live in DuPont is to rent or buy a resale property,” Smith says. “A majority of the homes are owned by military families as an investment.”

Celebrating the DuPont community through events
As part of DuPont’s larger master-planned community, Palisade Village is looked after by the Northwest Landing Residential Owners Association. The group helps maintain the look and feel of the neighborhood and also plans annual celebrations. “This little community is so adorable. The homeowners association sponsors Easter egg hunts, a Fourth of July parade, Santa on a firetruck and more. There’s a wide variety of events for the area,” Smith says. According to Smith, the community functions as a support system for active and retired service members and their families.
City parks and forested trails to Puget Sound
Multiple walking trails wind throughout Palisade Village, connecting to the larger Sequalitchew Creek Trail. This pathway follows the old train tracks of DuPont’s historic Dynamite Train and leads to Puget Sound’s rocky shoreline. Clocktower Park is the main source of outdoor recreation in Palisade Village, named after its large clock structure. The green space has a playground, landscaped gardens, pergolas and a picnic area, all surrounding a center stage. Clocktower Park is also the venue for DuPont’s seasonal farmers market, which is followed by Concerts in the Park on Thursday afternoons in the summer. Many of DuPont’s larger annual events are held here, including the July Fourth Hometown Celebration and Hudson’s Bay Heritage Days. Another popular nearby green space is DuPont PowderWorks Park, with two playgrounds, a dog park, a baseball diamond, a soccer field and a basketball court.

Quality schools in Pierce County
Children living in Palisade Village can attend public schools in the Steilacoom Historical School District. Chloe Clark Elementary School earns a B-plus grade from Niche, while Saltars Point Elementary receives a B. Together, the schools teach kindergarten through fifth grade. From there, students can head to Pioneer Middle School, which receives a B-plus. Steilacoom High School maintains an A-minus grade from Niche, which also ranks it as the No. 3 best public high school in Pierce County. Students at Steilacoom High can participate in its JROTC program or take Advanced Placement courses.

Nearby shops and retail in DuPont and Lakewood
While the neighborhood itself is entirely residential, DuPont’s town center is directly south of Palisade Village along Center Drive. Local restaurants include Bruceski’s Stone Oven Pizza and I Sushi & Teriyaki, for Japanese-inspired dishes. There are also fast-food eateries and regional chains like Viva Mexican Restaurant. “There’s not a grocery store, which gets talked about a lot, but with people being able to shop on base for food, and we’re only about 8 miles from Lacey, it doesn’t make sense to add one,” Smith says.
Lakewood is roughly 9 miles east, with name-brand retailers and big box stores such as Target, Marshalls and Ulta Beauty.

Navigating in and around Palisade Village
According to Smith, Palisade Village is walkable – people use the sidewalks to reach the schools and town center from their homes. Palisade Boulevard is the neighborhood’s thoroughfare, while Center Drive is its main road. Commuters can use Center Drive to connect to Interstate 5 and head to Tacoma. The Seattle-Tacoma International Airport, known locally as SeaTac, is roughly 40 miles away.
