Resting between the vast Duke Forest and the esteemed Duke University, American Village puts residents close to nature and work. This small suburban community is a frequent choice for Duke professors and staff members at Duke University Hospital looking for short commutes. “I have a client who lived there for many years. He’s retired now, but he would ride his electric scooter to campus,” says Stacy Slone, a Realtor with Keller Williams Elite Realty who’s lived in Durham for more than 35 years. She says the neighborhood’s mature trees and large lots are often a selling point. “The houses are separated by trees and nature, so you don’t feel like you’re on top of your neighbor.”

Developed in the late 1970s through the 1990s, the neighborhood features a mix of home styles, from dormer-topped Cape Cods and wood-paneled Contemporary builds to larger Colonial Revival and New Traditional designs with column-framed entryways. Lots are spacious, stretching upwards of over a half-acre. Lawns are neatly landscaped with ornamental trees and shapely shrubs, and concrete driveways often lead into attached two-car garages. Home prices range from $440,000 to $665,000. The neighborhood’s Thompson Ridge townhouse development offers units from $175,000 to $468,000, along with a community pool and dog park.

Forest View Elementary inspires the next generation of scientists
Durham Public Schools offers school choice for its magnet and career technical education programs through a lottery. American Village’s assigned schools include Forest View Elementary. Earning an overall rating of B from Niche, the school has a focus on science and features a Science Lab and several gardens for hands-on learning. Brogden Middle gets a C and offers a variety of electives, from Career Exploration in STEM and Fundamentals of Biotechnology to Band and Visual Arts. Riverside High receives a B-plus and features the district’s Engineering Pathway magnet program. Triangle Day School, an unrated private school offering prekindergarten through eighth grade, sits near the neighborhood off Neal Road. Other nearby private options include Duke School and Trinity School of Durham and Chapel Hill, both receiving A-plus ratings.
The private Duke University is less than 3 miles away. Enrolling more than 16,600 students, Duke is popular for its computer science, economics and nursing programs. It’s considered one of the top universities in the nation and is Durham County’s top employer.
Hikes through Duke Forest, playdates at American Village Park
A sidewalk along American Drive takes residents to American Village Park. Surrounded by towering pines, this small neighborhood park is used for playground playdates and birthday party picnics. Morreene Road Park, less than 2 miles away, offers an accessible playground surrounded by facilities for tennis, baseball and basketball. Duke Forest hugs the southern portion of the neighborhood. Duke University cares for the expansive green space, which is both a hikers' haven and a living classroom for Duke students. “There are thousands of acres that you can hike and walk on,” says Steed Rollins, a lifelong resident of Durham and Realtor with Peak, Swirles & Cavallito Properties. “You’re also not too far from the American Tobacco trail, which begins where the Durham Bulls baseball park is and runs 25 miles south.” Duke University is home to Sarah P. Duke Gardens, where walking paths weave through 55 acres of manicured gardens. Several golf courses are nearby, including the public Hillandale Golf Course. Golf icons Donald Ross and Perry Maxwell designed the original 18-hole course that George Cobb later revamped.

GoDurham’s Route 11B buses stop in the neighborhood at Neal Road and Constitution Drive before heading to the Duke campus and Durham Station. Interstate 85 is close for out-of-town trips, and Raleigh-Durham International Airport is about 22 miles away, offering hundreds of daily nonstop flights to destinations, including Atlanta, New York City and Chicago.
