Sunsets, Craftsman homes and walkability define Southside-Saint Teresa

A neighborhood resting atop a hill, Southside-Saint Teresa, typically shortened to Southside, offers a unique vantage point of downtown Durham. City Center’s high rises peak over the treetops on the northern horizon. “The views are nice. You get beautiful sunsets,” says Inhabit Real Estate Realtor Marie Brockenbrough, who used to live in the neighborhood. “The proximity to downtown is great. It’s literally a half-mile walk to the Bulls stadium.” Brockenbrough adds that Southside is attractive to homebuyers for its Craftsman homes, most of which were built within the last 10 years. This diverse community, adjacent to the historic Hayti district, enjoys quick access to the American Tobacco Trail and the Durham Freeway.

A reshaped community of Craftsman homes at competitive prices

Southside-Saint Teresa has changed dramatically over the last decade. Once having more vacant properties than any other neighborhood in Durham, Southside has been reshaped by a revitalization project that built affordable apartments and nearly 50 single-family homes. The effort sparked continued development in the community, with infill continuing to the present day. Craftsman homes are most common, but there are also ranch-style homes and bungalows. These houses line wide streets, most of which have sidewalks. Lots are typically around a quarter-acre, neatly landscaped with flowering shrubs and ornamental trees. Home prices fall between $220,000 and $625,000. Townhouses are also available, between $150,000 and $230,000. “Home prices have become inaccessible for many young people. It’s getting harder and harder to buy a house in Durham,” Brockenbrough says. “However, in this part of town, you can get a little more house for your money than in the adjacent historic neighborhoods.”

Public schools and universities near the neighborhood

Durham Public Schools earns a B-plus overall rating from Niche and uses an application lottery for its specialty schools and programs. “The district is trying to give families options. Every region of the city has a magnet and an immersive language program,” Brockenbrough says. Southside-Saint Teresa’s assigned schools start with C.C. Spaulding Elementary. The school earns a C-minus rating and offers an Advanced Academics program that continues at the B-rated Sherwood Githens Middle. C.E. Jordan High earns a B-plus rating and offers several career pathways, including agricultural sciences and sports marketing. The Whitted School, the district’s prekindergarten program, sits just outside the neighborhood. Its campus includes an income-restricted senior living housing center, which the district says provides opportunities for intergenerational activities. Three institutions of higher education are nearby: North Carolina Central University, a historically Black university, and the private Duke University, which is ranked by U.S. News World & Report as one of the top 10 universities in the nation, and Durham Technical Community College.

Multiple city parks and a recreation center are close to Southside

Several parks are within walking distance of Southside-Saint Teresa, the closest of which is Hillside Park. Its muralled basketball courts are often abuzz with pickup games. The public pool and splash pad are used to cool off amid the North Carolina summer heat. W.D. Hill Recreation Center provides youth programming and is home to a fitness center and futsal court. Named for its history as an orchard and garden, Orchard Park features tree-shaded walking trails that loop around a community garden and playground. The neighborhood offers several access points to the American Tobacco Trail, which runs 11 miles through the city. The trail passes Durham Field, which hosts baseball games for the Miracle League of the Triangle.

Some businesses nearby, but more retailers are a few miles west

A few small shopping centers are close to the neighborhood. Pheonix Crossing is home to small businesses like Durham African & Caribbean Market and Sweet Loveable Chocolates, as well as a few local restaurants. Nzinga’s Kitchen serves all-day breakfast, with dishes like creole-style shrimp and grits. But customers often rave about its fried fish plates. Live music is paired with burgers and sandwiches at Rhythm & Brews Bar and Grill. Compare Foods is the closest grocery store. More grocery chains and national retailers are about 4 miles west at South Square. The Streets at South Point offers name-brand and department-store shopping roughly 7 miles away. Downtown Durham is within walking distance for nightlife and entertainment. It’s home to institutions like the Durham Performing Arts Center, where audiences enjoy concerts and Broadway shows.

Reaching downtown Durham on foot, bus or bike

Southside-Saint Teresa is within walking distance of downtown Durham, less than a mile north. With access to the American Tobacco Trail and GoDurham bus stops lining South Roxboro Street, residents have several options to get there. Commuters can use the Durham Freeway and Interstate 885 to reach Research Triangle Park, a major tech industry hub about 8 miles southeast of the neighborhood. Raleigh-Durham International Airport is less than 15 miles away.
