East Farmingdale is one of the unincorporated hamlets that lives in the gravity of Farmingdale’s trendy downtown. It’s less than 3 miles from the downtown’s popular shops and restaurants and the bars that give it such a vibrant nightlife — and yet it’s located right at the start of Suffolk County. South Farmingdale and Farmingdale proper are both located in Nassau County, which gives East Farmingdale residents one distinct advantage: taxes. While assessments vary from town to town, homeowners in Suffolk County generally pay less than those in Nassau County. It’s one reason that neighborhoods on Suffolk County’s border attract attention, says Deloar Khan, a licensed real estate salesperson with AVS Realty in Deer Park and a longtime resident of the Town of Babylon. “People who work in Manhattan and want to move to the island find that they can get more for their money in neighborhoods on the other side of the Nassau County border.” When these two factors are paired with highway access and the LIRR’s nearby Farmingdale Station, East Farmingdale almost gains a gravity of its own. “It’s a very active, busy community with good accessibility for all,” says Susan Maddaleno, an associate broker at Keller Williams Realty who has been selling in the area for about 32 years.

Fixer-uppers for around $450,000

Sidewalks line both sides of the street in East Farmingdale and many of its homes were built between 1950 and the 1990s, though homes built as early as 1930 aren’t uncommon. Bungalows, Cape Cods and colonials line many of the streets here, but there’s also a smattering of ranch-style and hi-ranch homes. According to Khan, it’s not just the taxes that are lower in Suffolk County — it’s the home prices, too. The same home costs less in many Suffolk neighborhoods than it would in Nassau neighborhoods, though this difference isn’t as pronounced in East Farmingdale. Fixer-uppers typically start at around $425,000, with the occasional house in need of serious help dropping to $350,000. Fully renovated three-bedroom homes typically cost between $550,000 and $600,000, but some homes can climb as high as $750,000.

Farmingdale High and Farmingdale State College

The Farmingdale Union Free School District, which Niche gives an A-minus, serves most of East Farmingdale. Children can attend Saltzman East Memorial Elementary School, which has a B-plus, Weldon E. Howitt Middle School, which has a B, and Farmingdale High School. With an A-minus, Farmingdale High offers a career and technical education program where students earn experience in fields like programming, childhood education and the culinary arts. The northern end of the community is served instead by the Half Hollow Hills Central School District, which has an A-plus. The hamlet is also home to Farmingdale State College, which is part of the State University of New York college system – better known as SUNY. It has nearly 10,000 students, though only a fraction live on campus. “It’s always been tradition for kids to leave the island and go to state schools upstate, and it’s kept a lot of kids on the island,” says Philip Donnelan, an associate broker at Deans R E & Moving Homes who has been selling homes in the area for 19 years. He says that this is a plus for kids who want to stay close to home as well as for older students.

Major highways, the private Republic Airport

Southern State Parkway, State Route 109 and State Route 110 are all easily accessible, and the Long Island Rail Road’s Farmingdale Station is less than 3 miles away. From there, trains reach Pennsylvania Station in about 60 minutes. Republic Airport, a small regional airport where several flight schools are located, is near its southwestern corner. “It's really private jets and single-engine or maybe two-engine small, privately owned airplanes, so noise has never been a problem,” Donnellan says. Noise from nearby highways, though, is noticeable in some parts of the community, especially the southern end.

Michel Park’s accessible playground, Adventureland

Michel Park may be just 3 acres, but its newly renovated playground is beloved for its variety of play equipment and turf play surface. Five of the playground’s structures are designed to be accessible for children with disabilities, including wheelchair users. East Farmingdale’s greatest claim to fame, though, is likely Adventureland. The amusement park inspired the 2009 film of the same name and has been mentioned or appeared in songs, commercials, movies and television shows, including an episode of “Bupkis” and “The Americans.” It features a wide range of attractions, from bumper cars to roller coasters and even a couple of water rides. “It’s a big draw,” Donnellan says. “Obviously, it’s not Disney World or Disneyland, but it’s a great family-oriented amusement park. It’s been there since I was a kid, so for over 60 years.” The Republic Airport is also home to the American Airpower Museum. “It highlights Long Island’s aircraft history, so they do reenactments of World War II fighters — they restore them there,” Donnellan says. The museum also lets people pay to experience flying in historic planes.

Shopping and dining along Route 110

Although East Farmingdale lacks the density of dining that downtown Farmingdale has, it’s still home to several popular restaurants. Verona Ristorante is particularly well-known for its variety of veal dishes, and Changing Times is a sports bar with 25 craft beers on tap. It has a dog-friendly patio and serves bar food well into the early hours of the morning. Showcase Cinema de Lux offers the latest movies, major retailers like HomeGoods, T.J. Maxx and Target offer plenty of shopping options and Stew Leonard’s and Walmart offer groceries. And, of course, downtown Farmingdale offers even more shopping and dining options less than 3 miles from home.

Airshows, Farmingdale village festivals

In addition to shows hosted by the American Airpower Museum, locals usually head to Farmingdale to take part in the village’s regular community events. “They have street fairs, music festivals in the street, parades,” Maddaleno says.
