Great schools, a park and spacious homes
Getting outdoors and enjoying time at the Park at East Hills is a staple pastime in East Hills. The 50-acre park in this Long Island village creates a space to hang out with friends, get some exercise and take in the beauty of nature. “The East Hills Park is one of the big attractions, and the Roslyn Union Free School District is one of the best," says Barry Paley, the licensed associate broker of Team Paley with Keller Williams Points North who has been working in real estate since 2005. "East Hills is also right outside Roslyn, which is constantly growing with boutique shopping, restaurants and brand-new condos. And it’s very close to major highways like Northern Boulevard.” East Hills, which started as primarily farmland in the 1890s, stands as the biggest village in the Greater Roslyn area. Residents get together at the park for some quality time or to meet up for an event before returning to their grand homes. Wheatley Plaza and Roosevelt Field mall are only a couple of minutes away, making it easy to spend the day shopping and dining.
The Park at East Hills
The Park at East Hills is the village’s crowning achievement and the biggest draw to the community, serving as its social center. “That park is amazing. There’s swimming, tennis and a workout space. It’s like belonging to a private club without the golf course,” Paley says. The 12,000-square-foot pool fills up with residents looking to beat the heat and use the 100-foot water slide. Others get in an early morning workout at the fitness facility or connect with other pet parents at the dog park. The Village of East Hill requires those interested in using the paved basketball court, athletic field, or theater to complete an application. The park is just one of many improvements that Mayor Michael Koblenz has made to East Hills since he was first elected in 1995, but it’s certainly the one with the biggest splash. The park was originally the old Roslyn Air National Guard Station and was bought for $3 million. Now it’s worth $60 million.
From Roslyn High to the Ivy League
East Hills falls within the Roslyn Union Free School District, which Niche ranks as the second-best school district in New York. East Hills Elementary School is the first step for students before they head on to Roslyn Middle School. Roslyn High School, which continues to offer new courses to enrich learning, saw a high number of students accepted into Ivy League schools in 2024. All three schools get A-plus grades from Niche. Those living on the village's southeast side, closer to Interstate 495, may land in the East Williston Union Free School District.
Single-family homes from $900,000
Newly built homes are relatively common in East Hills and sit alongside older colonial and ranch-styles that have often gone through renovations or expansions over the years. “There’s a big range of prices there. The more affordable options like apartments and condos are on the outskirts of town,” Paley says. Most are four-bedroom New Traditional and Colonial Revival homes selling from $1 million to over $4 million. Three-bedroom ranch homes and Cape Cods land in the $900,000 to $1 million range. The homes in Country Estates, Lakeville Estates and Nob Hill are slightly bigger than those in Canterbury Woods, Norgate, Strathmore and Fairfield. No matter which neighborhood residents live in, they have large yards, sidewalk-free streets and quick access to nearby schools.
Shopping and dining out of town
With Wheatley Plaza to the north and Roosevelt Field mall to the south, there are lots of options for shopping and dining. Locals often shop for groceries at Stop & Shop in Wheatley Plaza or Holiday Farms Supermarket off Roslyn Road. Kitchen Kabaret has display cases full of pre-made breakfast, lunch and dessert items ready to be picked up, and customers can stop at the counter to order a sandwich, acai bowl or coffee. Paley recommends Hendrick’s Tavern for its menu stuffed with surf and turf options, and thyme restaurant near Roslyn Pond, which operates out of a yellow and green stick home and offers a weekend brunch menu. Hunan Taste in Greenvale is the place to go for Chinese dishes. Roosevelt Field mall has over 250 stores 5 miles from the hamlet. Visitors can grab lunch in the food court before perusing shops like Hermès, Macy’s or Neiman Marcus.
Kids in the Park events
A local group called Kids in the Park hosts events at East Hills Park throughout the year, from holiday parties to summer pool parties or barbeques with live music and bounce houses. Temple Beth Sholom serves the community, and Sid Jacobson Jewish Community Center welcomes members to participate in fitness programs or summer camps and visit its Long Island History Museum. The Cap Index gives the village a crime score of 1 out of 10, which is the lowest possible score. The national average is 4.
Commuting to NYC
Commuters heading into New York City can catch the train at Roslyn Station for a 50-minute trip with only one stop to change trains at Jamaica Station. Interstate 495 flows from East Hills to Manhattan, and Northern Boulevard takes beachgoers toward North Hempstead Beach Park.
