A historic mill town-turned-neighborhood

In East Providence’s Rumford region, Phillipsdale was a busy industrial district from the early 1880s to the late 1950s. It was home to manufacturers like the Richmond Paper Company, American Electrical Works and Glenlyon Bleacheries, which surrounded a small millpond east of the Seekonk River. The old mill and manufacturing buildings have been renovated into Phillipsdale Landing, a modern commercial complex. “It’s very similar to other old New England mill towns, with the riverfront factory buildings and the traditional housing fanning out behind,” says Realtor Jeffrey Mateus of Mateus Realty, who has over a decade of local real estate experience. “A lot of those buildings have been well-preserved, so what’s here today is your classic coastal New England neighborhood.”

Late 19th-century homes to 2020s construction

Multi-family Colonial Revivals built in the 1890s are common, as are single-family Cape Cods, split-level and ranch-style homes built between the 1930s and 1970s. Early 2000s condo buildings line some of the busier streets, like Roger Williams Avenue. The Riverfront Estates at East Point development features condos and single-family homes built in the 2020s. With muted sea-colored shingle siding and traditional coastal cottage architecture, even the 21st-century builds fit Phillipsdale’s historic Rhode Island aesthetic. Condo prices range from $270,000 to $360,000. Single-family homes start at around $320,000 and quickly rise to $950,000. Individual units within multi-family homes typically sell in the condo range, while whole multi-family homes tend to fall on the higher end of the single-family range. Riverfront Estates homes with water views usually list for over $1 million.

East Providence Public Schools, private options nearby

Phillipsdale is zoned for Myron J. Francis Elementary, Martin Middle and East Providence High. However, East Providence Public School allows open enrollment, so kids can apply to any school in the district regardless of their home address. Francis Elementary receives an A-minus from Niche. Martin Middle and East Providence High, the district’s only high school, earn B-minuses. East Providence High has been around since the late 1800s, but the current building opened in 2021, featuring expanded athletic facilities and larger classrooms. The Wolf School is an unrated private school with a special education program for preschool through eighth grade. St. Margaret School, also not rated, is a private Catholic school for elementary and middle-aged students.

Shopping, dining and more in Phillipsdale Landing, on U.S. Route 1A

Phillipsdale Landing features makers like Ark Wood and Amaral Custom Fabrication, along with athletic studios like Cheer UP Athletics and AussieFit HQ. Feed RI’s Hope Market is a budget-friendly food and supplies store at the front of the complex. Proceeds go toward addressing food insecurity across the state. U.S. Route 1A, known locally as Newport Avenue and Pawtucket Avenue, has fast-food chains, nail salons and shopping options from Aldi to Burlington. Wonder East Providence, just over a mile from Phillipsdale, is a modern food court with over 15 restaurants. Seven Stars Bakery is a popular regional chain café down the street, near the East End Theatre, a nonprofit community theater known for its youth and young adult performing arts programs.

Outdoor recreation at Glenlyon Park, Wannamoisett Country Club

Glenlyon Park & Athletic Complex’s paved walking path connects the tennis and basketball courts to the baseball and soccer fields. A playground and covered picnic area are in the park’s south corner. Wannamoisett Country Club, a block north, is a 104-acre private club with a Donald Ross golf course. Other amenities include an outdoor pool, clay tennis courts and al fresco dining at the clubhouse.

Bus routes, Interstate 195 connect East Providence to Providence

RIPTA buses pick up from stops on Wilson Avenue, providing rides around East Providence and to Providence. Major stops include Rhode Island Hospital in Providence, about 5 miles away. Driving to the state capital takes less than 20 minutes via Interstate 195 across Washington Bridge. Mateus says bridge traffic is usually heavy, so getting across during rush hour can sometimes take anywhere from 45 minutes to an hour. Locals can bypass the traffic by taking Henderson Bridge across the river instead.
