Private lakeside subdivisions in the Poconos
Looking out over the placid waters of Blue Mountain Lake and the surrounding forested hills, it’s easy to picture the cabins and campfire smoke that drew thousands of kids to the Blue Mountain Camps through much of the 20th century. A preserved lakeside gazebo and thousands of mature trees carry the camp’s rustic charm into the present-day Blue Mountain Lake development, a master-planned community offering private-access recreation facilities and views of the Poconos. Proudly displaying its Gold Star Community award designation at entry and exit roads, Blue Mountain Lake combines luxury and rural seclusion in the hills just north of East Stroudsburg.
Subdivisions of New Traditional homes
Heralded by entrance signs with names like Blue Mountain Crossing and The Manorhomes, subdivisions in Blue Mountain Lake feature varied housing styles and sizes. Single-family homes with three or four bedrooms might sell for $320,000 to $450,000 depending on renovation levels and age, while those with upward of five bedrooms or significantly higher square footage sell for $400,000 to $715,000. Townhouses in complementary styles sell for $275,000 to $350,000. Homes wind up and down hills, peering out from forested lots or standing over long, cleared stretches with sightlines stretching to the flat tops of the Poconos. “Blue Mountain Lake and Penn Estates are the only two developments in Stroud Township that weren’t outlawed from having Airbnbs through their zoning ordinance. It really saved property values,” says Bob Kelly, a Realtor with the Kelly Realty Group at Keller Williams Real Estate who specializes in Monroe County. While short-term renting is a factor, the area is predominantly longer-term residents. Three-figure HOA fees cover amenities like on-site security. Blue Mountain Lake has a CAP Index crime score of 1 out of 10, well below the national average of 4.

The community’s namesake lake is the center of the area in more than just location, providing park benches and low-intensity walking paths as well as storage for kayaks, canoes and boats with electric motors. Anglers need to obtain a fishing license from the state and adhere to catch and release best practices, but they can expect to land species like largemouth bass and bluegills from onshore piers or small watercraft launched at nearby docks.

Eagles Glenn Mall’s commercial strip includes Big Lots and the buffet-centric Khan’s Mongolian Grill & Bar, while the neighboring Eagle Valley Mall is a regular stop for locally sourced, seasonal breakfast and lunch recipes at Kitch-en Cafe. “What people like most is knowing everything is homemade. If you order a peanut butter and jelly sandwich, we made the peanut butter, and we made the jelly,” says Dean Copeman, co-owner of Kitch-en Cafe and a former Blue Mountain Lake resident.
