Gated access and lakefront living in the Poconos
Past constantly staffed gatehouses and entrance signs decorated with birds in flight, the private community of Penn Estates winds through mature woods and around placid lakes. “People find out about Penn Estates and all its amenities through word of mouth. They’re continuing to build it up,” says James Martin, a Realtor with Better Homes & Garden Real Estate Wilkins & Associates with 18 years of experience in the area. “Residents moving from the city might be a little intimidated and want things like security and gates when they’re moving out into the Poconos. It’s just very different.” With a harmonious relationship to nature being the first listed value of its property owners association, Penn Estates attracts community members wanting to live in subdivisions that blend seamlessly with the forested hills of the Poconos.

Private lakes and athletic courts in Penn Estates
Monthly HOA fees of around $100 go toward maintaining ample shared facilities, ranging from a rentable Community Center to structured and freeform outdoor recreation spaces. Players take turns on both the tennis courts and basketball courts. Boaters can set out into the Upper and Lower twin lakes or the larger Highland Lake and store nonmotorized watercraft like kayaks and canoes on nearby racks or try their luck casting for stocked freshwater fish. Swimmers in Highland Lake look out over placid waters and arcing fountains from a buoy-marked designated area. Geese and ducks waddle between the water and the nearby gazebos and playground equipment. Gate cards and guest passes open access to the equipment in the fitness center and seasonally staffed swimming pools. Many major Pocono day trip locales, including the ski slopes and ziplines at Camelback Resort, are within 10 to 15 miles of Penn Estates.

Celebrating the community each August
Readers of the digital Penn Estates Harmony Newsletter get a heads up on upcoming events and recent happenings put on by the recreation committee and Penn Estates Property Owners Association. In August, families meet up for an afternoon of bouncy houses and face painting at the annual Community Day celebration. Neighbors ring in the new year with music, dancing and a potluck at the community center. Stroudsburg’s events are also frequent additions to the newsletter, from the afternoon of seasonal decor and pumpkin decorating at Spooky Stroudsburg to the cultural food, drinks and dancing that return to Courthouse Square each September during the Poconos Irish-American Festival.
Shopping and dining in Bartonsville
In a cabin off Penn Estates Drive, Archie’s Corner serves up lunch combos and convenience store staples exclusively to Penn Estates community members and visitors. For more extensive shopping and dining, residents head down from the hills toward the businesses and strip malls lining Pennsylvania Route 611. The Crossroads Mall of the Poconos and a handful of other shopping plazas are about 4 miles away in Bartonsville, anchored by large retailers like Lowe’s, Kohl’s and GIANT. National chain restaurants like Chili’s and Red Lobster stand just off the highway, as do locally owned favorites like the Original Pocono Pub and Grill, a favorite for wings, outdoor patio seating and three karaoke nights per week. St. Luke’s Monroe Campus Hospital provides medical care along the same stretch of road.

Forested subdivisions and single-family homes from $185,000
Throughout the winding, connected side streets and cul-de-sacs of Penn Estates, single-family homes take on diverse styles and floor plans. Waves of custom builds from the 1980s through 2020s have built up pockets of contemporary chalets, simple styles like ranch-style homes and colonials and asymmetrical New Traditional homes with Craftsman and Colonial Revival influence. Prices range from $185,000 to $660,000 depending on square footage, renovation levels and location, with especially large and updated homes as well as those sitting along one of the community’s lakes selling for the most. Regardless of style and size, homes sit on forested lots, privacy between neighbors maintained by stands of trees. Unique in Stroud Township, which almost all of the neighborhood falls into, Penn Estates is one of only two specially zoned districts which allows residents to procure short-term rental permits. “People live there year-round, but if you’re an investor or are buying a vacation home and want the option to rent it out on the side, that’s a big draw to buying in Penn Estates,” Martin says. Penn Estates has a CAP Index crime score of 2 out of 10, below the national average of 4.
