Sprawling out from Lake Jessamine, the community of Lake Jasmine offers lakeside living just south of downtown. “It’s an up-and-coming neighborhood, lots of older homes on the west side and new developments in the east,” says David Dorman, a local Realtor at Century 21 Professionals with over 25 years of experience. Mid-century modern homes built for American families post-World War II sit alongside brand-new developments, all within minutes of commercial thoroughfares and Orlando’s Central Business District.

Mid-century modern ranch homes and contemporary builds circling Lake Jessamine
Most of the community’s houses feature midcentury-modern and ranch-style architecture. Both designs typically feature simple and open floor plan with large windows. Mid-century modern homes feature more straight lines, flat roofing and natural textures, all popularized in post-war America. Custom-built homes and contemporary-style developments have steadily cropped up in the past 20 years. Most homeowners have easy access to the 300-acre Lake Jessamine and the smaller Lake Mary Jess. Private docks are a common feature of waterfront homes. Still, residents looking for fun on the water can easily find public docks and boat launches elsewhere in the community. The housing market has risen steadily year-over-year, and local Realtor David Dorman says, “It’s a great investment opportunity, plus people living there are really willing to invest in their homes.” Prices for waterfront homes tend to be higher, while inland homes tend to run lower. Prices for homes closer to Orange Blossom Trail and the neighborhood’s south can range from $200,000 to $500,000. Newer developments and waterfront properties can cost $700,000 up to $1.0 million.

Shopping at flea markets and eating arepas along Orange Blossom Trail
Most of the community’s retail and dining options are along Orange Blossom Trail. Big box retailers and grocery stores like Walmart and Aldi keep residents stocked with the essentials. Locals who head south from Aldi on Saturday will find OBT Flea Market. Secondhand clothing, jewelry, produce and prepared dishes are sold from the weekly market’s vendor stalls. Patrons enjoy Venezuelan arepas and breakfast fare in the casual dining area of Wonder Arepa. There are also local chain eateries, such as Beth’s Burger Bar, which offers custom burgers as well as wines and craft beers during late-night hours.

Magnet schools around Lake Jasmine
Orange County Public School students begin their academic journeys at primary schools such as Sadler Elementary. The school has an overall C-rating on Niche and teaches from pre-kindergarten through fifth grade. Students move on to intermediate and secondary institutions such as Memorial Middle and Oak Ridge High. Both schools are Magnet schools with Niche rating higher than C-plus. Oak Ridge High has the Aviation and Aerospace Engineering program, which prepare students for aerospace careers through advanced coursework and internships.
