Resting against the Atlantic Ocean and secluded by surrounding rivers, Edisto Island offers a reprieve from busier South Carolina areas. Accessible from the McKinley Washington Jr. Bridge, this sea island delivers seclusion while still featuring a variety of restaurants and outdoor activities. Edisto’s charm provides a “step back in time,” says Realtor Jim Kempson, who has lived on the island for 40 years and sold real estate on Edisto for 38 years. “The biggest difference in Edisto compared to other islands is that it isn’t as intensely developed. The town of Edisto Beach has no high rises but primarily single-family homes. The interior of the island has large tracts of land, historic homes, and lots of creek property. We’re within 45 miles of Charleston, which a lot of people enjoy. But it’s quiet here, so it’s for those who don’t want a lot of fuss.”

Locals enjoy ocean views along Edisto Beach
The most common and visited feature of Edisto Island is its eponymous beach. Here, the 206-mile Edisto River completes its journey and meets with the Atlantic Ocean. There are 37 public access points where beachgoers enjoy swimming, biking and other activities. Edisto Beach State Park is one of four oceanfront state parks in South Carolina. While many prefer to lounge beachside, this 1,200-acre park includes 4 miles of trails, oceanfront picnic shelters and an Environmental Learning Center that showcases the wildlife of the area.
Another notable attraction on Edisto Island is the Botany Bay Heritage Preserve and Wildlife Management area. Spanning 4,000 acres, the expansive zone features historical buildings, beach and freshwater ponds, and walking and forest trails. This area is draped with live oaks dripping with moss, creating a shaded tunnel for an evening stroll. Botany Bay also features the popular Boneyard Beach. Its name is taken from the collection of fallen trees that have been bleached by the sun. Rather than swimming here, many go on beachside walks while collecting shells and enjoying the scenery. “There’s also a golf course that’s popular on Edisto and a marina that’s the closest to the open ocean than any other marina in South Carolina,” adds Kempson.

Private wooded homes and waterside getaways on Store Creek or Edisto Beach
The homes that Kempson mentions vary from small mobile homes and bungalows to large, multilevel waterside estates and condos. One common feature is privacy, thanks to large lots of heavily wooded land. There are also acres of farmland the homes absorb the stillness of bordering water and the tranquility of bountiful trees. Houses directly on the water often enjoy docks and piers for boat launches and fishing. Homes typically range between $150,000 for a mobile home, $600,000 for a condo, $800,000 for a bungalow and up to $5 million for a waterside estate. “Many of the homes here are second or third properties, but the majority of these homeowners live within 200 miles of the island and spend the weekends here, so they aren’t typically rental properties,” Kempson says.

Farmers markets and locally loved restaurants around Edisto Beach
Living and eating off the land is easy here, due to the farmers markets and roadside stands that are scattered around the island. Marsh Hen Mill, a family-run farm and market, is a favorite for their vegetable gardens and house-ground grits. Residents also have access to a Food Lion on the island. There are also plenty of options for dining, especially seafood. Whaley’s Store is a longstanding go-to for its local seafood platters and beer menu, and Ella & Ollie’s has farm-to-table small plates.

Students are served by Charleston County School District
The community's youngest students attend Jane Edwards Elementary School. The school serves pre-kindergarten through fifth grade and has an overall B-minus rating on Niche. Students in grades six through 12 attend Baptist Hill Middle and High School, which has an overall C rating on Niche. The school supports students' post-graduation success by having students create an Individual Graduation Plan. The IGP helps students set post-grad goals and support their goals with an individualized academic course selection. Nearby application-based options include Montessori Community School, which has an overall A-minus on Niche.
Connecting to the Charleston Peninsula
When residents need a little more, they can hop on State Road 174, which connects to Charleston’s West Ashley community and into downtown Charleston. West Ashley offers retail like Northwoods Mall, larger grocery store chains like Harris Teeter and plenty of restaurants. Downtown Charleston dining, retail, entertainment and attractions are only about 45 miles away. From Charleston, residents can hop on Interstate 26 to connect to the rest of the peninsula, including Charleston International Airport. "Edisto is unique because there aren't any chain stores or restaurants and there aren't any traffic lights," says Kempson. "It’s just a place to rest, relax and take in the beauty of the low country."
