The wheel in the sky keeps on turnin’
In the heart of Edmond and at the hub of the city’s downtown revitalization projects, Chitwood Park proves that change and comfort aren’t always mutually exclusive. “Things have been changing in this part of town almost since the town was formed,” says Kathy Funk, a broker associate with Flotilla Real Estate Partners. Several of Funk’s current listings are in a new development at the north end of the neighborhood called Main Street Addition. That's just the latest chapter in the storied history of Chitwood Park; homes in the neighborhood have been added and edited constantly since the early 20th century. “Outside of Main Street, there’s all kinds of homes,” says Funk. “You have some from as early as 1915, some from the '30s and '40s, and even some from the '80s. Almost every decade is represented here.”

A visual history of Edmond architecture
There’s everything from original early 20th century Craftsman and classic midcentury Minimal Traditional-style homes to 1980s ramblers and new builds here. “Over the years, a lot of houses have been rebuilt or remodeled individually, but it’s rare for a whole block to be refreshed at once,” says Funk, adding that Main Street Addition is one such seldom-seen, large-scale new development in the neighborhood. “They’re all very new, very high-end, with all the modern interior finishes,” Funk says of the homes in Main Street Addition. One of her three recent listings on Main Street just sold for $489,900. That’s well above the median for the neighborhood, which hovers closer to $195,000. But 1910s bungalows with minimal modern updates tend to sell for around $140,000, while standalone Contemporary new construction homes can go for as high as $525,000. “There’s a good range in prices here, depending on where you are in the neighborhood, when the house was built and, of course, how many updates there are,” says Funk. “Chitwood Park is just a neighborhood with a lot of good options,” she adds, explaining that it’s a great place to look for a home, whether you’re a first-time buyer ready to dive into DIY projects or a veteran homeowner hoping to decrease the time you spend on home improvements.

Walkable, easy access to buses
This close to downtown, locals can walk pretty much everywhere, but bus stops on Edmond’s Citylink lines are within easy reach, too. Downtown Oklahoma City is 13.5 miles south of home, a drive that takes about 20 minutes, depending on traffic.

Just half a mile from Downtown Edmond, residents enjoy easy access to tons of local hotspots. Funk notes that the neighborhood’s walkability is unparalleled. “There’s the farmer’s market, a grocery store, the Railyard, everything is pretty much right in your backyard. You can walk anywhere from here,” she says. Both the Edmond Farmers Market Pavilion and the local Sprouts are less than a mile away at the corner of 2nd Street and Broadway. The Railyard, a recent addition to the downtown food scene, is nearby, too. The food court-style hall offers myriad dining options, from tacos and pizza to Korean barbecue. “They do live music with local bands there all the time,” Funk says. For music lovers and foodies alike, she adds that the Heard on Hurd street festival just down the block is a fun summertime tradition, too. “It’s a cool local festival, with music and all kinds of vendors,” she says.

There’s a neighborhood playground tucked between Story Street and Howard Street, less than a quarter mile from most homes. The nearly 3-acre park includes a paved, multi-use trail, picnic pavilions with grills and a basketball court. But the true star of the neighborhood’s namesake is its red-white-and-blue playground, which features “Spacecraft Miracle,” a space shuttle-themed climbing structure complete with five slides, three towers and a mini rock-climbing wall. Kids can cool off from their galactic travels under a variety of water features at the Barnett Field Splash Pad across the street.
Highly sought-after Edmond schools
Students here are served by the Edmond Public Schools system, one of the most sought-after districts in the OKC metro. Many go to Ida Freeman Elementary, which earns a B grade from Niche, between preschool and fifth grade. Older students go to Cheyenne Middle and North High School, both of which boast A’s. North High also ranks ninth on Niche’s list of the best public high schools in the state. The high school’s cafeteria and gym were recently renovated as part of a district-wide, bond-funded improvement project. North High teens can participate in one or more of the school’s laundry list of extracurriculars, from Air Force JROTC and band to Dungeons & Dragons Club and StellarXplorers, an astronomy-themed club.
Ida Freeman Elementary is within walking distance for many students and families.
Edmond North High School is a highly sought after school in the Edmond Public School District.
