Realtors Kadee French and Krista Lusey agree that Deer Creek-Coffee Creek, in Edmond’s northwestern corner, is quickly becoming the center of town. French, with Keller Williams Central OK ED, says the area is “super convenient,” and that “it’s hard to say you have fairly easy access to things because you’re literally in the middle of Edmond now.” She notes that with two highways and tons of new commercial development nearby, “you can get anywhere and anything you could need in just a few minutes.” Lusey, with Modern Abode Realty, concurs: “20 years ago this area was the edge of town, but the city has grown so far past it that now you could almost call it central Edmond.” But with its collection of beautiful subdivisions, friendly neighbors, and highly rated schools, Deer Creek-Coffee Creek is known for much more than its enviable location.
You’ll find everything from 1970s ranch-style homes with Prairie-style design elements to 2020s modern farmhouse-style homes and Traditional-style homes with Contemporary clean lines and high-contrast color palettes here. Prices vary nearly as widely as architectural styles, ranging between $300,000 and $900,000. For a three-bedroom brick ranch-style home built in 1973, featuring a Prairie-style hipped roof, manicured landscaping sprawled over 1 acre and recently refinished hardwood flooring throughout, you can expect to pay around $390,000. On the other end of the spectrum, a four-bedroom white brick Traditional-style home built in 2021, featuring black exterior accents, modern fixtures throughout and stone counters in the kitchen, will hover closer to the $830,000 mark. “$830,000 is fairly typical for newer homes that size,” says French, noting: “Homes that are being built now or about to be built are more than likely going to cost even more because the prices of lots are going up.” She explains: “There are less and less places to build new houses in Edmond, so prices for these high quality, newer homes reflect that.”
As a resident of the Fallbrook subdivision, in the southern half of Deer Creek-Coffee Creek, French says this neighborhood checked all her boxes. “It has a mixture of families as well as young couples and young professionals, even older people and their grandkids, it’s just a nice area no matter what stage of life you’re in,” she says, adding that the amenities particular to the Fallbrook HOA were a large part of the neighborhood’s appeal. “We have a pool, a clubhouse, volleyball courts, parks,” she lists, continuing: “There are walking trails throughout the neighborhood, too, and it’s also gated, which is really nice.” The friendly atmosphere was also a big draw for her. She jokes: “Well you’ll have great neighbors because I live there,” adding more seriously: “But honestly, the neighbors are awesome. Everyone looks out for everyone and is just really friendly.”
With Interstate 35 just 6 miles east and the Lake Hefner Parkway 3 miles west down Covell Road, the entire Oklahoma City metro is at your fingertips here. For their everyday groceries, many residents head to Uptown Grocery, less than 2 miles east down Covell next to the Lowe’s. Lusey notes: “A lot of people go there not just because it’s the closest place for groceries, but also because it’s more upscale, with specialty items for entertaining like charcuterie board ingredients and special cheeses.” French adds that a new Crest Foods is being built just down the road, too. “There’s coffee shops, pizza, a whole area of newer development with a local pharmacy, and really everything you could need just a mile away,” she says.
Deer Creek-Coffee Creek is also situated in two highly sought-after school districts: Deer Creek and Edmond Public Schools. Students served by Deer Creek Schools attend Prairie Vale Elementary, Deer Creek Intermediate, Deer Creek Middle and Deer Creek High School, all of which boast A grades from Niche. Students within the Edmond Schools district go to Frontier Elementary, Cheyenne Middle and Edmond North High. All three Edmond schools also boast A grades from Niche. U.S. News & World Report also ranked Edmond North High as the No. 5 best high school in the state in 2022.
