Northern Hills is in the heart of Edmond, a growing city just outside of Oklahoma’s capital. Hugging the University of Central Oklahoma, the neighborhood attracts students, investors and families looking for top-rated schools and urban amenities. “Northern Hills is right in the hub of all the revitalization and renovations going on in Edmond,” says Kathy Funk, who grew up in the Oklahoma City area and is now a Broker Associate with Flotilla Real Estate Partners. “It’s a great area for people who like to be in the middle of the action.”

Tax incentives for homes in Northern Hills
A large section of the neighborhood falls within Edmond’s federally designated “opportunity zone,” a program designed to attract investors through tax incentives. “The opportunity zone is a big deciding factor for buying here as opposed to another neighborhood,” Funk says. Buyers looking for a project can find homes in need of renovation dating back to the early 1900s, though 1980s builds are more common. Investors capitalize on the neighborhood’s proximity to campus, renovating duplexes to rent out to students.
“What you pay really depends on the age of the home, how charming it is and how many updates it has,” Funk says. Homes that need the most work can sell around $140,000, while four-bedroom builds or updated properties fetch between $200,000 and $350,000. Newer, custom builds can reach up to $500,000. Architectural styles include Colonial Revival, New Traditional and brick ranch-style homes. Gabled roofs are also common.

A mile from downtown Edmond
Northern Hills is about a mile from downtown Edmond, a walkable strip with restaurants, coffee shops, bars and locally owned stores. The popular Edmond Railyard food hall opened in 2020 with eight restaurants and an enormous covered patio. Northern Hills residents also benefit from a wealth of chain restaurants at the Shoppes at Edmond University on 2nd Street. The shopping center has a Walmart and Target, and locals can complete their grocery runs at the Sprouts down the street.

Children attend highly rated schools in the Edmond Public Schools district. Younger kids start at Northern Hills Elementary, within walking distance of many homes. Students continue to Sequoyah Middle and Edmond North High School, which U.S. News & World Report ranks the No. 5 school in Oklahoma. Each school in the Northern Hills pipeline earns an A from Niche.
More than 13,000 students attend the University of Central Oklahoma within Northern Hills. The university’s celebrated music program runs the Jazz Lab near downtown Edmond where locals listen and dance to student and guest musicians. The Y-Chapel of Song on campus is on the National Register of Historic Places and is open to the public during the week. Students, faculty and staff designed the chapel themselves with ornate stained-glass window art representing secular and worship songs.

The neighborhood’s Johnson Park is a typically quiet spot for kids to play. The park has a playground, music toys and swings, though its most unique feature is a system of concrete tubes for climbing and burrowing. Locals gather for birthdays at the park’s shaded picnic tables.
More expansive parkland with walking trails and sports amenities sits just outside the neighborhood at Fink Park or E.C. Hafer Park. The neighborhood is also next door to the KickingBird golf course.
A 15-mile commute to downtown Oklahoma City
Much of the area is connected through sidewalks, so residents can walk to area amenities such as the park or the elementary school. The University of Central Oklahoma has a landscaped campus with a central lake, where students and community members can enjoy a stroll.
The City of Edmond operates a few bus lines, with the nearest stops surrounding the university. The service is free, though most residents still use a car to get around. The neighborhood is bordered by 2nd Street, which runs through Edmond, and downtown Oklahoma City is a 15-mile drive on U.S. Route 77.
