An Edmonds neighborhood in walking distance of downtown
Pine Park is a neighborhood in Edmonds, a Snohomish County city about 15 miles north of Seattle, on the Puget Sound. Pine Park is close to many Edmonds highlights. "It's very walkable to downtown. That's a priority for people who move to Edmonds. And the price point goes up significantly for that," says Anne-lise Burgess, a broker with Reece Homes, a team of Keller Williams North Seattle. Pine Park is in proximity to the Bowl, one of the city's most expensive neighborhoods, known for its views of the Sound. It's called the Bowl for its scooped-out valley topography.

Shops and creative community on Fifth Avenue, more downtown
One of the commercial areas closest to Pine Park is along Fifth Avenue South. There's a hardware store, wellness services, banks, boutiques and cafes. Among the restaurants, there's Barkada Edmonds, which specializes in Filipino comfort food.
Il Viale is an espresso bar and more. "Community projects are starting to foster in that little coffee shop," says Jenny Danger, a sculptress and conceptual artist connected to the scene in Edmonds. "It's a cultural hub; a lot of creative people meet there." In 2024, she collaborated with community members to temporarily repurpose space around a development construction site. "Instead of the community looking at a bunch of wood for a year and a half, they invited us to put up a mural. We were engaging with the community and hosting events there," Danger says.
There are more shops and restaurants in the heart of downtown. It's also Washington's first certified Creative District, with highlights including the Cascadia Art Museum, the Edmonds Center for the Arts and the historical Edmonds Theater. Grocers QFC and PCC Community Markets are within a couple of miles of Pine Park.

Events in Edmonds and the growing arts scene
One of the things Edmonds is known for is its events, especially art festivals. "Edmonds has always had art at its heart," Danger says. "It was known as a retirement community for a long time, but it's also known as an art community. There are generations cycling through and younger people moving in."
People come from all over the region to attend the Edmonds Arts Festival in June. Art Walk Edmonds is held monthly every third Thursday. "Small business owners can apply to host a local artist," Danger says. "It's exciting because artists get to show work, and small businesses get to bring a crowd in." Other events in the city include An Edmonds Kind of 4th in July, Taste Edmonds in August and the fall music festival PorchFest Edmonds.
Pine Street Park, Seventh & Elm Park and more
Edmonds has dozens of parks and recreational spaces. Pine Street Park has a play area and Meyring Baseball Field, often used for Little League games. Seventh & Elm Park is a relaxing spot with grassy areas and shade trees, but dogs are not allowed. To the west, Edmonds City Park has an amphitheater, trails and sports fields and is especially popular for the seasonal Hazel Miller Spray Park. By the shoreline, there's Marina Beach Park, a walkway along the marina and an off-leash dog park where pups can swim in the Sound.
Pine Park homes, from single-family to condos and townhomes
Single-family home prices can range from the high-$800,000s to $1.9 million. "Prices are way ramped up: a 1,800-square-foot home would be between $1.2 to $1.6 million," Burgess says. Home styles include 1950s and 1960s ramblers and 1990s to 2020s contemporaries. Condominiums, mainly on the west side of Pine Park, range from the low-$400,000s for a 1960s two-bedroom condo under 1,000 square feet to $1.9 million for a 2024 condo with three bedrooms and 1,800 square feet.
New projects in the area include a 14-unit townhome development on Fifth Avenue called Pine Park 14, anticipated to be complete by Spring of 2026. "We took two derelict buildings and tore them down," says Augustus Bukowski, the owner of Seattle Luxury Homes, a small design/build firm specializing in midsize developments and custom homes. Bukoski says six of the townhomes will be "live/work." The three-story townhomes — each sold as a single entity — will have commercial spaces on the bottom and residential on the upper floors. The eight remaining townhouses will be residential-only and include a garage at the bottom. "This is a one-of-a-kind opportunity; it's like buying a Brooklyn brownstone. You can walk out your doorstep and be just a couple blocks to Main Street: the main drag in Edmonds with all your favorite restaurants and bars," Bukowski says.

Sherwood Elementary, College Place Middle, district-wide programs
Public schools include Sherwood Elementary School and College Place Middle School, both earning B grades from Niche. Edmonds-Woodway High School receives an A-minus. Edmonds School District students can participate in Edmonds-Woodway's Architecture/CAD Career and Technical Education program. There are other district-wide high school programs available. Edmonds College in nearby Lynnwood enrolls more than 21,000 students.
Sherwood Elementary is available to students in the Pine Park neighborhood.
College Place Middle School near Pine Park is a B rated school in Niche.

Community Transit buses, a downtown station and the ferry
Pine Park is served by Community Transit buses, with stops on Edmonds Way and 100th Avenue West/Ninth Avenue, which is the same street with different names. Amtrak and commuter rail operate out of the Edmonds Station downtown.
State Route 104, also known as Edmonds Way, runs south of Pine Park, from its northwest end at Edmonds Ferry Dock, where one of the state's busiest ferries goes to and from Kingston. SR-104 intersects with state Route 99 several miles southeast of Pine Park and then with Interstate 5 a couple of miles farther. Near SR-99 are Edmonds Park & Ride and the Swedish Edmonds Campus hospital, one of the city's top employers.
