Tucked into the New Jersey Pinelands and along the Mullica River, Sweetwater offers an escape from nearby urban and suburban congestion in favor of natural beauty, outdoor recreation and seclusion. “It’s really its own private little haven,” says Elizabeth Hildebrand, Realtor with RE/MAX Atlantic. “The first thing I think of is the river and how much it factors into the lives of the community there – it’s just a great place to be if you like that rural, outdoorsy kind of lifestyle.” With rolling farmlands, historic architecture and the kind of peace and quiet not often found in the tri-state area, Sweetwater is still just 30 miles from Atlantic City.

Homeowners in Sweetwater are surrounded by nature, with houses usually sitting on large, private lots. Homes reflect an old-school, country atmosphere – with ranch styles, colonial revivals, farmhouses, and Cape Cods found throughout. “No matter where the house is, it’s going to be surrounded by greenery and feel nice and secluded as a result,” says Hildebrand. “There’s a really cozy feel, even with the acreage that most homes sit on.” Ranch-style homes range in price from $230,000 to $600,000. Cape Cods, Colonial Revivals and farmhouses range from $425,000 to $775,000. The Mullica River winds its way through Sweetwater and provides many homes with backyard access to the water. Larger, custom homes with their own boat slips may exceed $1 million in price. “Residents really love being able to take their boats from home to the Riverdeck, and it just has this really charming small-town feel to it,” says Hildebrand. “Since COVID, we’ve seen a lot of people migrate to the area – and once people come here, they don’t leave.” Though not as close to the coast as some of its neighbors, Sweetwater’s proximity to the Mullica River means that flooding is a possibility. The community's CAP Index crime score is 1 out of 10, which is lower than the national average of 4.

Cedar Creek High earns top marks
Students can begin at Mullica Elementary School, which is housed in the same complex as Mullica Middle School. Both schools earn C-plus Niche scores. Students can then attend A-minus-rated Cedar Creek High School, where they can choose between magnet programs in topics such as environmental science or engineering. Cedar Creek is also known for its successful athletics program – brothers and Cedar Creek alum Bo and Max Melton currently play for the Green Bay Packers and Arizona Cardinals, respectively.

Getting around the Garden State
While Sweetwater is known for its peaceful seclusion, residents can drive along nearby highways to connect with urban amenities. U.S. Route 206 is one of the main ways to get around the Garden State, while U.S. Route 30 provides easy access to Hammonton, about 10 miles away. Hammonton is also home to the nearest hospital and the closest Amtrak station. “It’s just about as centrally located as you can get in that area,” says Hildebrand. “You’re 30 miles from Atlantic City, and just 45 miles from Philly.” The Atlantic City International Airport is about 20 miles away, and it offers direct flights to Philadelphia and a few Florida cities.

Dining and events at Sweetwater Marina and Riverdeck
The Sweetwater Marina and Riverdeck is one of the most popular spots to grab a bite or a drink in the area and is central to the community. Once known as Sweetwater Casino (though not the kind with slot machines), the popular landmark was known for its dining and event space. It burned down in 2008. After many years and several attempts, the Riverdeck reopened in 2021. Live music, weddings and events like cardboard boat regattas and amateur cornhole tournaments are among the fun ways the Marina brings the community together. Other dining options include Rocco’s Town House in nearby Hammonton, which has been serving casual classics and drinks since 1949. Bagliani’s Market sells fresh produce, cold cuts and prepared Italian meals, while ShopRite serves more general grocery needs. Downtown Hammonton is also home to several boutique retailers, such as the Antique Marketplace on 12th Street.

Everyday getaways along the Mullica River
Sweetwater allows for everyday getaways, with the Mullica River offering ample opportunity to get out onto the water. Visitors of The Sweetwater Marina and Riverdeck can pay $12 for boat ramp access. On the other side of the Mullica, the Pine Barrens offer a view of unspoiled greenery that makes for scenic kayaking and canoeing. Boat ramps dot the riverbank every so often and provide picnic areas. The nearby Batsto Village is a historic site with the remains of both an iron works and a glass works. Today, visitors come to tour the grounds or to connect with the Batsto Lake Trail, a popular 4-mile loop through the Pinelands. Batsto hosts a variety of events, such as the Country Living Fair, The Haunting and Winter in the Pines. Other area attractions include the Wharton State Forest — the largest state forest in New Jersey — and the Mullica Township Recreational Park, which is home to a playground, sports fields and batting cages.
