Shopping centers, chain restaurants and job opportunities
The bustling neighborhood of Las Palmas branches off Interstate 10 in east El Paso, the city’s fastest-growing area. “What a lot of people like about east El Paso is that you have more shopping and more restaurants than you do in west El Paso, and more variety,” says Patrick Tuttle, broker and owner of Coldwell Banker Heritage and host of "The Best Side of El Paso" on YouTube. “There are also more jobs over there — more warehouses, more manufacturing.” The area also benefits from highly rated schools. “You have major thoroughfares going through there, a lot of commercial development,” says Charlie Clark, broker and owner of Century 21 Clark Brothers, "and the schools on the east side typically rate well in state testing.”
Buyers can expect to spend $200,000 to $550,000 for a home in Las Palmas.

Retail therapy at Las Palmas Marketplace
Between Rojas Drive and I-10, Las Palmas Marketplace is packed with chain restaurants and big-box retailers like Furniture Row, Denver Mattress and Lowe’s Garden Center. Clothing and department chains like Kohl’s, Starr Western Wear, Ross and Burlington are supplemented by vitamin shops, cellphone stores and pharmacies. The bulk of the neighborhood's warehouses and manufacturing facilities reside this area as well. When hunger strikes, shoppers can choose between burgers at Bubba’s 33, comfort classics at Cheddar’s Scratch Kitchen, grilled steaks from Logan’s Roadhouse or a crab boil from Hook & Reel Cajun Seafood & Bar. Also nearby is Chico’s Tacos, a quick-service joint heralded as an El Paso favorite. The nearest grocery option is Food King on George Dieter Drive.

Spanish Mission-style homes with stucco walls
Most homes in Las Palmas occupy a wedge of land between George Dieter Boulevard, Rojas Drive and Pendale Road. Brick ranch-style homes from the 1980s are standard, along with Spanish Mission-style builds with barrel-tile roofs and stucco walls. Strips of sidewalk run along the residential streets, and many properties include paved driveways and attached garages. Prices in the neighborhood are slightly above average by El Paso standards, ranging from $200,000 to $300,000 for a ranch-style home or fixer-upper, and $400,000 to $550,000 for a contemporary build or multiunit property. Retail and industrial facilities take up most of the real estate, so housing inventory is scarce, and homes that come up for sale tend to move quickly — within 36 days, compared to the national average of 44.
Spanish style homes stand out from the more common brick ranch homes of Las Palmas.

Sun Metro bus routes in Las Palmas
Although the shopping centers are within walking distance of the residential areas, they’re separated by Rojas Drive, a busy six-lane highway. “We’re not really a walkable city,” Tuttle says. “You won’t see a lot of people crossing Rojas on foot.” Most residents drive or take advantage of public transportation. Buses in El Paso’s Sun Metro transportation system stop along George Dieter Drive and Rojas Drive. Routes serve Mission Valley and the east side, with convenient stops for the Social Security Administration, Texas Department of Human Services, University Medical Center East and Mission Valley Police Department. Commuters can also hop on Interstate 10 for the 7-mile drive to El Paso International Airport or the 13-mile journey to downtown El Paso. Del Sol Medical Center is 3 miles northwest, and the neighborhood is 5 miles from Puente Zaragoza, which leads to Ciudad Juárez on the other side of the U.S.-Mexico border.

Things to consider
The American Lung Association rates El Paso’s air quality as poor, the 14th-worst in the United States. Traffic on the U.S.-Mexico border, just a few miles from Las Palmas, is usually cited as the culprit. Also of note: The Las Palmas neighborhood isn't to be confused with Las Palmas Medical Center, one of El Paso’s top healthcare facilities. The hospital lies north of downtown in west El Paso, about 14 miles away.
GreatSchools:
The GreatSchools Rating helps parents compare schools within a state based on a variety of school quality indicators and provides a helpful picture of how effectively each school serves all of its students. Ratings are on a scale of 1 (below average) to 10 (above average) and can include test scores, college readiness, academic progress, advanced courses, equity, discipline and attendance data. We also advise parents to visit schools, consider other information on school performance and programs, and consider family needs as part of the school selection process.
