Sandy Creek in Mission Valley is close to everything
The suburban roads of Sandy Creek lead from 20th-century homes to commercial spaces and busy thoroughfares in El Paso. The community, east of downtown, is a part of the city’s Mission Valley area. “The Lower Valley is how we refer to it,” says Linda Bastraw, an El Paso native who is also the broker and owner of Linda Bastraw Realty, LLC. “That region has lots of families that have been here for many years, some for generations.” According to Bastraw, people also move here for the location. “It’s close to everything. Malls, restaurants, everything, because of the location,” she says. The U.S.-Mexico border is 12 miles away, and much of the community is Spanish-speaking.
Spanish Mission influences and ranch styles
The majority of Sandy Creek residents own their homes, which are usually made of stucco or brick. The Visita Hill subdivision is popular for its various home styles, including Spanish Mission influences, ranch styles and two-story dwellings from the late 20th century. The Sandy Creek housing development, in the northern section, has smaller ranch-style homes. Residences spanning 2,000 square feet or more range in price between $300,000 and $500,000. Smaller dwellings range from about $150,000 to $250,000. On average, neighborhood properties leave the market quicker than the rest of the nation.
Teens can learn robotics or engineering
Children attend Benito Martinez Elementary, which has a B-plus grade from Niche. Older students enroll at William D. Slider Middle and graduate from Montwood High. The middle and high schools have B grades from Niche. Teens interested in robotics or engineering may be able to participate in the Synergi4 STEM magnet program.
Commutes on Sun Metro, Loop 375 or I-4
Sun Metro bus stops are along busy roadways like George Dieter Drive and Montwood Drive. Sandy Creek is next to Texas State Highway Loop 375, which offers access to the rest of the city. Drivers can reach Interstate 10 in about 4 miles. The Interstate leads to the Bridge of the Americas and Downtown El Paso in less than 15 miles. Bastraw says that many locals cross the border for entertainment, to enjoy authentic Mexican restaurants and to visit family. El Paso International Airport is an 8-mile drive away.
Playing at Dick Shinaut Park and John Lyons Park
As a mostly residential area, parks are outside of the community. Dick Shinaut Park, to the east, has a playground and a basketball court. Sometimes, the multipurpose field buzzes with children from community soccer leagues. Locals also visit the green space for the on-site skate park and basketball court. Further south are more athletic offerings at John Lyons Park. There’s a beach volleyball pit, futsal court and sporting fields. The dinosaur-themed play area is popular among young residents.
Shopping on Montwood Drive and eating authentic Mexican food
Retail and commercial spaces are down Montwood Drive. The neighborhood has local grocery options, including Vista Urban Market and Papa’s Fruit Store. Montwood Square shopping plaza includes an Albertsons, just outside the community. Shoppers are also a few blocks away from Target. The local sports bar, Union Draft House George Dieter, offers pub food and 100 draft beers. Residents can stay within the neighborhood for Mexican-style restaurants or head across the border. Birria Culiacan is another popular dining spot in the community. “The food is so authentic. If you ever eat Mexican food here in El Paso, you'll never eat it anywhere else,” Bastraw says. “Once you’ve had the real thing, you’ll never want to go back.”
Air quality concerns in El Paso
Idling traffic at the international border contributes to poor air quality in El Paso. The region is also prone to dust storms, especially from late winter to spring.
