A rural neighborhood just a little outside Ellicott City
Though often mistaken for nearby Glenwood, the town of Cooksville is a rural area with newer homes and deep ties to its agricultural heritage. From pick-your-own family farms to the Harford County Fair, the area has plenty of seasonal community events and traditions. “Cooksville is special because of its proximity to Baltimore and Washington. It’s a great, commutable area, yet it has more of that rural atmosphere to it which people like. That gives it a great community feel, and you’re also close to other small-town communities like Lisbon and West Friendship,” says Chuck Zepp, a Realtor with eXp Realty who grew up in the area on his father’s dairy farm and has been selling and developing homes and lots nearby for 25 years. The town has access to highly rated Harford County public schools as well as a few private options. Drivers can reach nearby cities like Baltimore and Washington D.C. within an hour and a half, and Ellicott City and Clarksville make for more convenient nights out on the town. With a few local businesses and access to Lisbon and West Friendship, this farming town is seeing a lot of growth. The CAP Index Score for Cooksville is 1 out of 10, which is significantly lower than the national average of 4.

Shop and dine at nearby locally owned businesses
Cooksville’s shops and restaurants are located at the strip malls on Route 97. Locally owned spots include Walker’s Tap and Table, as well as Rosie’s Delicatessen. Walker’s is a modern brewery with comforting pub food, and Rosie’s is a vintage sandwich shop with a few other groceries and snacks. As for chain options, Subway and Dunkin are nearby. Alongside these restaurants are clothing boutiques, auto repair shops and liquor stores.
Down the road is the Animal Medical Hospital at Glenwood, and the nearest gas station is High’s. Though High’s acts as the area’s gas station and convenience store for things like a gallon of milk, Lisbon’s Food Lion and Clarksville’s Giant Food are the closest major grocery stores to the area. Drivers will have to head a few miles in either direction to reach them, which is just another part of living in this rural area.

Return to roots with the Cranberry Festival and the Farmers Lisbon Christmas Horse Parade
The area’s agricultural roots are represented in local events and traditions, such as the Farmers Lisbon Christmas Horse Parade. “I helped with the event in the beginning. It was just called the Lisbon Christmas Horse Parade back then,” Zepp says. “Now, farmers go out with tractors and horses to raise money for the local food bank.” Zepp’s great-grandfather was one of the original shareholders of the Howard County Fair, which has been a huge tradition in the area since 1946. “The fair gives families the opportunity to get kids, who often live in suburban homes or don’t have a lot of land, involved in agriculture and to work with animals through a lease program,” Zepp says.
Throughout the year, locals can head to nearby farms to sample their wares or pick their own produce. “Pick-your-own farms are popular around here,” Zepp says. Larriland Farm has apple-picking in the fall and a barn store with gifts and goodies. Zepp's former neighbor, Jamie Brown, owns a nearby tree farm. “TLV Tree Farm also has pick-your-own vegetables, as well as Christmas trees, and they even raise turkeys for the holidays along with selling beef and chicken.”
Newer homes in a historically agricultural area
Prospective homebuyers can find a variety of styles and prices in Cooksville. “There are a lot of newer houses, and the price range varies,” Zepp says. Modern Traditionals from the 1990s and early 2000s are common here, often costing between $800,000 and $1.2 million. They are defined by their brick and vinyl siding, columned front porches, abundant symmetrical windows and large garages. They often have spacious yards, sometimes with private pools, and back up to thickets of forest or plots of farmland. Smaller homes in New England styles, like Cape Cods, or classic mid-century split levels can cost between $600,000 and $700,000.

Highly-rated Howard County Public Schools
Public school students study within the highly-rated Howard County Public School District, which is graded an overall A on Niche. Cooksville students can first attend Bushy Park Elementary School and then Glenwood Middle School. Both are located right in town on Maryland Route 97, also known as Roxbury Mills Road, and are each also rated an A on Niche. Glenelg High School, to the southeast of town, also scores an A, and claims several state championships, particularly in its boys' and girls' lacrosse leagues, field hockey and baseball.

“There are a lot of great sports programs here, and lots of parks,” Zepp says. From little league teams to after-work leagues, there are athletic opportunities for almost everyone. “Western Regional Park has a ton of fields, and the library is also within a stone’s throw, so there’s lots to do over there.” Zepp also mentions that Circle D Farm converted some of their land into a tennis club and fitness center. The farm also has a banquet hall and picnic spots.

Commutes to D.C. and Baltimore, with nearby Ellicott City
Most residents in Cooksville drive to get where they need to go. Cooksville is located about 32 miles from Baltimore, which drivers can access by heading about an hour east on Interstate 70. Washington D.C. is about 43 miles south, and commuters take Route 97 and then Route 185 to reach it in about an hour and a half. Closer to home, Ellicott City has a bustling nightlife and surrounding suburban atmosphere, just 16 miles east via Interstate 70.
