South Eliot’s conveniently located yet rustic and secluded homes
In the southern half of Eliot, Maine where centuries-old and modern New England homes sit close on smaller lots, locals take advantage of the Piscataqua River. South Eliot is "...an easy commute to a lot of major employers and metro areas, but when you get home, it’s a way slower pace of life. It's really laid back, and the town of Eliot as a whole is very rural," says Troy Williams, owner and team leader of Williams Realty Partners, who is a nearby York native and has been selling homes in the area since 2010. Eliot and the neighboring town of South Berwick are served by Maine School Administrative District 35, which has an overall grade of B from Niche. Homes here average in price around $550,000, which is lower than the averages in Kittery and East Eliot. South Eliot’s waterfront location on Maine’s border with New Hampshire, plus its proximity to I-95, has made it a popular community for those who drive the hour to either Portland or Boston.

Get outside in South Eliot’s natural spaces
Locals can hang out at Frost Tufts Park and Ballpark, which includes the Barks and Rec Dog Park, a playground and sports courts. Outdoor enthusiasts can join the Southern Maine Fish and Game Club on Martin Road, which owns the Herb Parsons Pond stocked annually with trout. There is also an indoor BB gun range and a 200-yard outdoor rifle range. The Remick Preserve trail stretches from Fernald Road for 1.5 miles through the forest and through a power line clearing. "If you’re going hiking, you’ll go to York next to Eliot. There’s a coalition of different land trusts that form Mount A to The Sea, which is centered around Mount Agamenticus. There are thousands of acres of trails there that are very well maintained," Williams says. The boat launch at the Eliot Boat Basin, also called Dead Duck Boat Ramp, lets locals put their watercrafts into the Piscataqua. The waterside park also has a pavilion and the Dead Duck Playground, plus a beach area for a view of Portsmouth across the river.

New England homes on the Piscataqua River
South Eliot has a mix of New England styles and waterfront properties. Streets are pretty quiet and wind through forests and the Maine countryside. "South Eliot is a small part of a small town, so the values here are a fraction of what they are in Portsmouth, which faces north. We’re facing south, so you get better value and you’ve got sun all day,” Williams says. “Homes are on smaller lots, but a lot is centered around the river where you’ll find these stately and elegant waterfront homes.” Here, buyers can two-to-three-bedroom Cape Cods and Ranch-style homes on nice lots under tall, mature trees. These homes are generally priced between $300,000 and $550,000. Tucked into the Maine landscape are several new constructions, like large traditional, Colonial and Farmhouse-inspired homes. Homes on the Piscataqua River, or those with generous acreage, can cost between $600,000 and over $1 million.

South Eliot state championships and arts programs
Students can begin their education in South Eliot at Eliot Elementary School, graded a B-plus on Niche. They can then move on to Marshwood Middle School, graded an A-minus, which offers its Allied Arts course program. Through the program, students can learn about art history, join band or choir, or study family sciences in food and cooking. Marshwood High School, graded a B-minus, serves the entire district, and has an extensive athletics program, including a football team that won its state championship division in 2021 for the sixth time in seven years.

Nearby Portsmouth and commutes to Portland and Boston
South Eliot’s proximity to Interstate 95 and Route 236 means getting to busier towns like Kittery and Portsmouth is convenient. Longer commutes to either Portland or Boston takes roughly an hour when driving along Interstate-95. For weekends away, Portsmouth International Airport is just 7 miles south in New Hampshire, and only takes about fifteen minutes to reach during low traffic. For emergencies or checkups, the York Hospital in Kittery is about 3 miles southeast, while the Portsmouth Hospital is about 6 miles away.
Rustic farm festivals near South Eliot
There are several In July, locals can head north to Raitt Homestead Farm Museum for its Eliot Antique Tractor & Engine Show. The show also includes a Kids Korner tractor pull and flea market. Sandy Hill Farm hosts its Winter Wonders walkthrough lights show. In 2023 they had over 2 million lights in their one-mile trail through acres of enchanted hardwood forest. "Early on in Covid, Sandy Hill Farm created this trail of lights through the woods on their 17-acre property," Williams says. "During Covid, everyone looked forward to it. They still do it each year, and the quarterly light shows probably brings more people to the town of Eliot than anything by far."

Locally owned restaurants on Route 236
Locals in South Eliot can grab a mocha at White Heron Maine on Route 236 or a beer and New England seafood at Shipyard Brew Pub. Healthy shakes can be found at Wicked Fit, which also serves tea and coffee in seasonal flavors. Other than the Circle K and the Dollar Store, there are not any grocery stores in South Eliot. "If you’re getting groceries, you’re going to New Hampshire, and it’s just across the river. Thankfully, traffic is not something we have a lot of, so people just jump on the highway. They get their gas, groceries, and it's tax-free, so it’s a lot cheaper, too," Williams says. “It’s really the best of both worlds.” Big box grocers like Aldi and Trader Joe’s in New Hampshire are about 7 miles away. Golden Harvest Produce Market in Kittery has tons of fresh produce, but no meat counter, though Carl’s Meat Market is a butcher next door.

Riverside living and a low crime rate
South Eliot is very quiet due to its secluded landscape, proximity to the river and lack of major roadways or traffic that passes through. However, it does have a history of rising waters or flooding up certain channels of the Piscataqua. Also, the area is rated 2 out of 10 for a low crime rate according to the CAP Index.

I am thankful for where I live because of the beautiful summers. Of course, New England winters are a b*tch, some years worse than others. In a sense, winter storms are the only hardships we face, weather-wise. Once a year we might experience a tornado or hurricane warning, but they have yet to affect our town drastically. In the past, they've done a number on neighboring towns; trees crash down and power is lost.

The town of Eliot sees very little crime at all. The most common violations would probably be speeding. In the nearby bigger towns, crime is a little more common, but the seacoast area is still very, very safe. Police are visible in all nearby towns. In Eliot, there usually isn't much for the police to do, so anyone can get pulled over, just because.
