North Escondido blend of convenience and recreation
North Broadway’s diverse residential subdivisions sit very close to the convergence of two major freeways, yet opportunities to connect with nature are everywhere. The rolling Daley Ranch — named after Robert Daley, the first English immigrant recorded as settling in the valley in the late 1860s — spans 3,200 acres around the northeastern edges. Dixon Lake, built by the city in the 1970s to buffer against drought, is just 3 miles east. “People move to North Broadway to enjoy country living, away from hustle and bustle. It’s more of a rural lifestyle here, and some residents even have vineyards or horses,” says Anita deJong, Realtor with North County Associated Brokers, who’s been selling in the area since 2010. “It’s a place where you can find contemporary homes in a quiet development or a custom home on a little more land along country roads.”

Hike and horseback through Daley Ranch, play Reidy Creek Golf Course
Outdoor enthusiasts appreciate walkable and bikeable proximity to more than 25 miles of multipurpose trails traversing the Daley Ranch conservation area, as well as scenic pathways and fishing spots around the Dixon Lake reservoir. Licensed anglers cast a line from piers around the shoreline, and fun-seekers can rent paddleboats for the day. In the neighborhood, some front yards are right across the street from the modest 18-acre Rod McLeod Park, which has a small playground and paved pathway encircling its grass field. Because this outdoor space is in one of Escondido’s higher points, it’s a good place to catch glimpses of downtown.
In the northern end of the community, 35-acre Jesmond Dene Park hosts Escondido American Little League games on lighted fields with concession facilities and grills. Paved and dirt pathways here are popular for dog walks, and picnic tables under immense shade trees offer pleasant spots to cool off on playground days. The tiny Kent Ranch Community Park, tucked between cul-de-sacs on Century Way, has a shade sail-covered playscape and picnic tables on a compact lawn.
In the northern part of the community, golfers practice and play at the 18-hole Reidy Creek Golf Course, designed by architect Cal Olson to maximize the beautiful valley setting. Its executive par 3 layout with dramatic water features is wrapped in views of the San Bernardino and San Jacinto mountain ranges. “We’re also the number one disc golf destination in Southern California,” says Jim Spooner, general manager for Reidy Creek Golf Course. “People fly in from all over the country for professional events here, like the Challenge at Reidy Creek held in August.”

Condos from $540,000, custom builds for more than $1 million
Home options range from condominiums with courtyards and shared amenities to custom builds on large lots. Condos and townhouses are mostly concentrated in the western half of the neighborhood near Interstate 15. Condos ask between $540,000 and $630,000, and townhouses range from $680,000 to $725,000, depending on size. Single-family homes vary from 1970s ranch styles for $710,000 to semicustom new builds for more than $1 million. Spanish-influence two-story homes built in the 1990s near the golf course ask between $800,000 and $900,000, depending on location. Closer to the Daley Ranch nature preserve, one-of-a-kind hilltop estates priced between $1 million and $1.3 million have resort-style pools, private tennis courts and long-range views. “A majority of North Broadway homes are developed on large lots,” says deJong. “You may find pockets of tract homes, but near the back side of Daley Ranch, you’ll mostly see beautiful custom builds.”
Condo homes offer a lower barrier of entry to home ownership in North Broadway.

Public school kids can start at several elementary schools, including North Broadway, given a B-minus on Niche, or Reidy Creek, which gets a B. Middle schoolers can walk to Rincon in the heart of the neighborhood, given a B-minus, and situated right next to Cougar Pass Recovery Ranch — a therapeutic horseback riding center designed to help those with special needs. Escondido High earns a B-plus and features a dual-language immersion program, dual-enrollment opportunities with Palomar College, and a strong Cougars wrestling program that claimed the Jim Londos Mat Title in 2023. The 15 serves as North Broadway’s western border, making it easy to drive to destinations north and south. Route 78 is about a half-mile from the neighborhood’s southern edge for east-west commuting. Public transit is available at North County Transit District BREEZE bus stops along North Broadway, North Escondido Boulevard and El Norte Parkway. Residents can take the bus to the Escondido Transit Center just south of North Broadway to commute by SPRINTER train to Oceanside or by bus throughout North County. The McClellan-Palomar Airport is within a 15-mile, 25-minute drive west.

Comedy nights and disc golf at Reidy Creek Golf Course
Neighbors come together for more than golf at the public Reidy Creek Golf Course. “We try to reach out to the community with different events throughout the year. During the summer, we do monthly comedy nights where I bring in a golf buddy of mine who’s a professional comic. He does cruise ships and performs in LA, and he gets comedians from all over to come here,” says Spooner. “For only a $20 door fee, you get two drinks and finger foods and 2 hours of three comics on stage. We have a lot of fun.” The Reidy Creek Golf Course also hosts holiday events for the kids, featuring an egg hunt and Santa Claus. Says Spooner, “We send out email blasts to everyone in the area; anyone can come.”
