Coveted community near hiking and local businesses
Set amid forested hills only 3 miles from downtown Eugene, Southeast Eugene is known for its natural beauty and proximity to hiking trails and local businesses. Highly rated schools, bike trails and a variety of home styles are also big draws. “It’s the best neighborhood in all of Lane County, but I’m biased because I live here,” says Ashley Force, a Realtor with Keller Williams Realty of Eugene and Springfield who’s sold homes here for four years. “There’s a lot of great little coffee shops and restaurants, and it’s a nice pace in this part of town. It's not so slow that you feel like you’re living in south Georgia, but there's a really lovely kind of ease about living in this part of town.” The Ridgeline Trail System, which has over 12 miles of trails through natural areas to the neighborhood’s south, is within a mile of most residents. “It's such a great location if you want to be in the outdoors,” Force says. “Hiking, running biking — it checks all those boxes.”
Midcentury modern and split-level homes among hills and trees
Steve Wickham, a broker with United Real Estate Properties who’s sold homes here for 29 years, says that homes in Southeast Eugene are in high demand, and don’t stay on the market very long. In the neighborhood’s northwest, minimal traditional and ranch-style homes sit close together along flat, sidewalk-lined streets, with yards large enough for a manicured lawn, ornamental tree and paved driveway. Further south and west, the terrain becomes hilly, and midcentury modern, split-level, Craftsman-style and cabin-style homes sit farther apart, shaded by mature trees in a forest-like setting. Some have views of the surrounding hills, with elevated decks to take full advantage of the area’s natural beauty. “It's a beautiful part of town to live in,” Force says. “It's really forested with big trees, so you have that Oregon feel.”
Single-family homes here date as far back as the 1930s and as recently as 2023, but most were built between the 1950s and 1970s. Those with layouts of 1,300 to 2,700 square feet range from $300,000 and $700,000, while those with layouts of 2,800 to 3,700 square feet range from $800,000 to $1.7 million. Prices are also affected by renovations and amenities like decks, views and detached garages. In the neighborhood's center, 1970s townhouses with two or three bedrooms range from $250,000 to $325,000, plus monthly homeowners association fees of $100 to $400 that cover common areas.
Both Force and Wickham warn that the hilly terrain here can result in cracked foundations, and homebuyers should talk to a foundation expert if they have concerns. “Everything in Southeast Eugene is pretty much built on clay, so there's a lot of shifting in the soil as the clay dries out and then gets wet again throughout the season,” Force says. “Some people will keep a dripline going around their house to keep the clay wet throughout the entire year because if you don’t, you will see a little bit of shifting in your house and some cracking in the foundation. It’s not usually something to be overly concerned about, it’s just part of the nature of owning a house in Southeast Eugene.”

Ultimate frisbee at South Eugene High
Local kids are zoned for Edgewood Community Elementary, which earns a B from Niche, but they can also apply to the A-rated Charlemagne French Immersion Elementary. Students can continue on to the A-minus-rated Spencer Butte Middle before attending the A-rated South Eugene High, ranked by Niche as the No. 1 public high school in Lane County. The school’s Gender Diverse Ultimate Frisbee team has won three national championships, most recently in 2024. Other extracurriculars include the South Eugene Theater, which produces six shows each year. Private school options include the A-plus-rated Oak Hill School and the unrated O’Hara Catholic Elementary; both serve kids from pre-kindergarten through Grade 8.

Hiking the Ridgeline Trail System
According to Force, the proximity to hiking trails is one of the area’s biggest draws. “The Ridgeline Trail System is where everyone goes,” she says. The over 12-mile trail system passes through the over 270-acre Amazon Headwaters Park and the over 380-acre Spencer Butte Park, winding through Douglas fir forests and wildflower meadows along the southern and western edges of the city. “The system is also relatively good for mountain biking, so for anybody who likes that mountain feel, it’s right in our backyards.” For runners who want a more urban feel, the over 3-mile Rexius Trail runs along Amazon Creek in the neighborhood’s center.
There are also several parks in the neighborhood. At the 20-acre Tugman Park, kids can play on the playground's climbable mushrooms, or follow a path that goes past grassy fields and natural areas. The 100-acre Amazon Park has the city’s only outdoor swimming pool, a large dog park and the Amazon Community Center, which has a preschool, clay studio and art classes for all ages.

Wood-fired pastries at Hideaway Bakery
Locally owned restaurants and national grocery chains can be found in the neighborhood’s north. For breakfast, Hideaway Bakery makes fresh wood-fired breads and pastries each morning, and Lox, Stocks and Bagels makes their New York-style bagels from scratch. Dinner is served at Mazzi’s, a rustic Italian restaurant serving family recipes since 1970. Residents can browse the racks at Trillium Clothing Store, and the shops and restaurants of downtown Eugene are only 3 miles north. Nearby grocery stores include Safeway and Albertsons, and fresh produce is available each week at the Amazon Farmers Market, held at the Amazon Community Center.

Downtown Eugene by car, bus or bike
Interstate 5 is about 3 miles east, but residents don’t have to take the freeway to get to downtown Eugene; Amazon Parkway and Hilyard Street both lead 3 miles north to downtown. The Lane Transit District bus and dedicated bike lanes provide a car-free alternative to getting around; sidewalks are available in some of the neighborhood’s subdivisions. McKenzie-Willamette Medical Center is about 8 miles northeast, and Eugene Airport is a 12-mile trip.
The Southeast Neighbors Annual Picnic
The local Southeast Neighbors community association throws a picnic each September in Tugman Park, where neighbors can hang out together, listen to live music and sample different food trucks. The University of Oregon is just over 2 miles away, where residents can explore the exhibits at the Museum of Natural and Cultural History or cheer on the Ducks basketball team at Matthew Knight Arena.
Wildfire smoke from July through September
The risk for wildfires in Southeast Eugene is low, but residents often experience smoke from wildfires in the national forests to the east. Wildfire season is typically from July through September, and residents can download the Watch Duty app for alerts about wildfires and the IQAir AirVisual App to monitor local air quality.
The streets closest to Amazon Creek have a risk of flooding, but there haven't been any recent floods.
