One of North Evanston’s most distinctive traits is the architectural diversity of its residential blocks. A walk through the neighborhood can easily go from rows of simple 1880s and 1910s traditional houses to mid-century Colonial Revival estates, with the odd French-influenced mansion or one Frank Lloyd Wright-designed Prairie-style home for taste. The area’s residential focus gives it a quieter tone compared to Evanston’s more central areas and the Chicago area to the south, but locals still have easy access to the city’s best, with Northwestern University’s campus less than 2 miles east and close options for shopping and dining just north along Central Street.
Picturesque and Prairie School homes
The north side of the city offers a diverse selection of home styles. Smaller single-family homes with two to three bedrooms start at about $400,000 and top out near $1.2 million. From there, larger homes with four to five bedrooms generally start at the $650,000 mark and go up to about $1.6 million. Buyers can find Georgian and Colonial Revival homes with brick exteriors, along with English cottages and Tudors. Traditional bungalows and ranch-style homes round out the selection within this price range.
The area’s most premium offerings range from $1.8 million to $2 million. These include newly built homes with contemporary and Prairie stylings, along with updated traditional homes. Rare features like coach houses or basements with recreation rooms can be found in this range.
Multi-family properties are also present, but rare. Select condos and townhomes are available alongside converted single-family homes, generally dating from the 1920s to the 1950s. Values range from $305,000 to $492,000 for individual units, while whole properties go from about $850,000 to $925,000.
Large American Four Square homes are well represented in North Evanston.

Important things to know
Varied faiths are represented among North Evanston’s houses of worship. Just south of the neighborhood on Brown Avenue, Dar-us-Sunnah Masjid and Community Center hosts daily prayer services and regular outreach events. Situated between the neighborhood and Northwestern University, Chabad of Evanston is an Orthodox synagogue that offers services on Friday evenings and Saturday mornings; students at the university can also join for special events.
Top 10 college learning at Northwestern
The neighborhood spans four elementary school boundaries in Evanston/Skokie School District 65. Willard Elementary, Lincolnwood Elementary and Kingsley Elementary School each have A-minus grades on Niche, while Orrington Elementary earns an A. All four schools feed into Haven Middle School. Niche gives it a B-plus. Evanston Township High School celebrated its centennial in 2024. The school’s athletic programs have won more than 30 state championships, and notable alumni include John and Joan Cusack. The high school earns an A-plus grade on Niche. To the neighborhood’s east, Northwestern University tied for No. 6 on U.S. News & World Report’s list of the best universities in the country in 2024. The private university is well known for its economics, journalism and psychology programs and earns an A-plus on Niche.

Colorful flora at the Ladd Arboretum
Evanston’s sole forest preserve, Perkins Woods, sits on the block between Ewing and McDaniel avenues. The preserve connects to the play area at Lincolnwood Elementary with a set of walking trails weaving through a wooded area. On the west side, Cartwright Park has a playground and spaces to play basketball or tennis. Near the south end of the neighborhood, Eggleston Park and McCormick Park each connect the neighborhood to the waters of the North Shore Channel; butterfly milkweeds, purple coneflowers and other Illinois flora are part of the ecosystem in the Ladd Arboretum. The area also holds the Eggleston Park Food Forest, an area maintained by volunteers since 2013 to create a sustainable source of apples, elderberries, hazelnuts and pears for the community. The Evanston Ecology Center, established in 1974 near the Ladd Arboretum, has a classroom, office spaces and public restrooms. The city started renovating the space in 2024 and plans to reopen it to the public in spring 2025. Parked on the northeast corner of the neighborhood, The Evans at Canal Shores offers 18 holes of golf along both sides of the North Shore Channel.

Food truck turned sandwich shop and classic barbecue in Evanston
Just north of the neighborhood along Green Bay Road, Whole Foods Market and Jewel-Osco are both convenient choices for grocery runs. T.J. Maxx sits immediately south of the neighborhood on Golf Road. A mix of national and local specialty stores are also nearby, including Hollywood Feed for premium pet supplies and The Needle’s Excellency, a shop where visitors can sign up for needlepoint classes, stock up on supplies for their own creations or purchase intricate art pieces.
Just a block away from the needlepoint shop on Central Street, Hewn blends contemporary stylings with the classic traditions of an Old World bakery. Typical offerings behind the pastry counter include chocolate croissants, cookies and scones; folks can also stop by for baguettes, but time is of the essence -- each batch comes out between 9:30 and 10 a.m., and quantities are limited. Following Central Street toward the west side of the area, The Fat Shallot is a laid-back sandwich shop close to home. The local chain’s take on a classic grilled cheese sandwich scored it a spot on Eater Chicago’s list of the city’s best comfort food. Rib tips, brisket and sweet potato fries are on the menu at Hecky’s Barbecue, which has held down the corner of Emerson Street and Green Bay Road on the southeast end of the neighborhood for more than 40 years.
The Fat Shallot is a local favorite for a quick bite in North Evanston.
Shoppers in North Evanston can visit the nearby T.J. Maxx.

Music festivals and markets downtown
Northwestern University plays in the Big Ten conference with 19 other college teams. The university’s football stadium, Ryan Field, closed for renovations after the 2023 season; a new field on the grounds is under construction with plans to open in time for the 2026 season.
Beyond the university, locals can also head into the city and neighboring areas for more entertainment options. Annual music weekends in town include the Winnetka Music Festival to the north each June, Out of Space in Skokie each July and the Evanston Folk Festival each September. In downtown Evanston, Thursday Night Market events let residents check out unique vendors once a month in the summertime, while tree lighting ceremonies ring in the holiday season in early December.

16 miles north of the Chicago Loop
McCormick Boulevard and Green Bay Road are Northeast Evanston’s primary connections to the greater community. Locals are about 2 miles north of downtown Evanston and 16 miles north of the Chicago Loop, the neighborhood’s downtown area. For commutes into Chicago, the Central Street Metra station is on the northeast side of the neighborhood near Central Street and Green Bay Road.
The nearest emergency room is at Ascension St. Francis Hospital, 3 miles south of the neighborhood. For travel beyond the Chicago area, Chicago O’Hare International Airport is about 15 miles southwest.
