Paine Field-Lake Stickney is best known for its proximity to the second-largest airport in western Washington. About 10 miles south of downtown Everett, the neighborhood has a mix of residential streets and retail areas. "I think because of the airport becoming more and more visible, people connect more to the name 'Paine Field," says Zach Hensrude, managing broker with Re/Max Elite, who lives about 20 miles away. "From the local perspective, we look at it as South Everett." Puget Sound is about 5 miles to the west, and several lakes are nearby.

Seattle Paine Field International Airport
Seattle Paine Field International Airport, also known as Paine Field and Snohomish County Airport, has a significant economic impact on the area and provides more than 150,000 jobs. On-site is the Flying Heritage & Combat Armor Museum and Boeing Future of Flight aviation center, which features a Boeing factory tour.
"Legitimately, there's only one large commercial airplane here — Alaska Airlines — and they tend to stay West Coast," says Hensrude. "It's a very beautiful airport, and it almost has a flair of luxury." Paine Field is popular for those who travel to destinations like Los Angeles, San Diego and Las Vegas. Hensrude says if people can fly out of Paine Field instead of another airport, they will.
Since the airport is so close, there may be a bit of noise on residential streets. Those living within 10 miles of the airport may submit noise-related comments through an online form or by calling the airport's noise hotline. The facility uses pilot-driven noise abatement procedures to reduce incidents.
A mix of home types in Paine Field-Lake Stickney
Homes in the neighborhood are a mix of condos, townhouses and single-family homes, which include ranch-style houses and contemporary builds. "It has a really good mixture. The older homes are from the 1960s. Single-family homes range from $440,000 to $829,000. There have been newer builds, mid-2000s, 2010s, and some new construction, like condos and townhouses," Hensrude says. "There are also single-family houses on condominiumized lots. These are lower maintenance, and instead of attached condos, they give you a feeling like you are living in a single-family home."
Condos are about $240,000 to $520,000, and townhouses are $320,000 to $715,000. Communities for those 55 and up include Lago de Plata, Mariner Village Park and Carriage Club Estates. In these complexes, one- and two-bedroom manufactured homes are priced from $60,000 to $294,000.

Lake Stickney Park wetlands and wildlife
Lake Stickney is home to wetlands and wildlife like cranes, herons, and bald eagles. The 25-acre Lake Stickney Park sits on the western shore, with a playground, gardens and walking paths. Community groups such as the Lake Stickney Community Club and the Lake Stickney Conservancy helped establish and continue to maintain the park. "Martha Lake, just south, has more going on, as does Silver Lake, which is a few miles down the road," Hensluke says. Both lakes have parks and are popular for fishing and picnicking.

I-5, Swift bus rapid transit
Paine Field-Lake Stickney is conveniently located near major roadways such as Interstate 5 and state Routes 99 and 525. The trip to downtown Everett is about 10 miles north and it's 30 miles south to Seattle. Community Transit bus service is available along streets like Evergreen Way and Airport Road, and Swift bus rapid transit is one of the quickest ways to get around. Several bus routes run from nearby McCollum Park Park & Ride, which has a capacity of 400, and Ash Way Park-and-Ride, which has more than 1,000 parking spaces as well as bike racks and lockers.
