West O’ahu neighborhood popular with military families
Ewa used to be sugar cane fields, but now it’s one of O’ahu’s biggest suburbs. “They call it the second city,” says Isaiah Cureton, the principal owner and broker for Hawaii Real Estate Professionals. He’s lived in many places on O’ahu, but he moved to Ewa in January 2023. “Everyone pretty much lives near downtown Honolulu, but people are feeling priced out. Now they’re moving to Ewa. It’s much less dense, and the roads are much wider. Developers have built a lot of single-family homes in the area, and more development is planned for the next 20 years.” Long-term residents will likely become more common as this development continues, but for now, short-term residents come and go. This is because Joint Base Pearl Harbor-Hickam is just east of the neighborhood. “My dad was in the military, so I lived in Ewa for six years as a kid,” says Heyonah Buchwald, now a resident of Richmond, Virginia. “It’s changed a lot since the '80s. When my family and I went back to visit, we were surprised to see how humble military housing had turned into a beautiful community."

Enjoying the sun at Ewa Beach, neighborhood country clubs
In northern parts of Honolulu, the beach can be a half hour or more from the house. Ewa residents, however, don’t have as long to drive. Ewa Beach runs along the neighborhood’s south side, and it caters to surfing and sunbathing. Not frequented for its swimming opportunities, the beach borders the Tripod Reef, and aquatic wildlife is common. White Plains and Ko Olina beaches are farther west, past waterside homes. Ewa also has six country clubs, so golfers can play a few rounds on bad surf days. All the courses have views of the Waianae Mountains, just north, but Hawaii Prince and Kapolei golf clubs are two of the most popular. These courses cover hundreds of acres, but neighborhood parks like Geiger and Ewa Beach community parks are much smaller. They usually have sports courts and playgrounds, and they’re scattered throughout Ewa. Though it caters mainly to tourists, Wai Kai is a lagoon-side waterpark with an aquatic course and a wave pool; the pool can make anything from whitewash to 100-foot giants. Coral Crater Adventure Park is nearby with ziplines, climbing walls and guided ATV tours.

Single-family, townhomes and condos with Ewa Beach proximity
Like many neighborhoods in Honolulu, Ewa’s home prices depend on beach proximity and build dates. Single-family homes start at $550,000, and these fixer-uppers are often far from the water; for a new build closer to the sand, prices are more like $2 million. Similarly, townhomes are between $330,000 and $960,000. Condos are rarer than either of these housing types, but they’re priced between $420,000 and $730,000. The oldest homes are toward the middle of the neighborhood, in the Ewa Village subdivision, and some properties here date back to the 1920s. Still, this area has builds from the 1990s and 2010s, and home age is different from block to block. This variety carries throughout the rest of Ewa, but the newest homes are in the Ho’opli subdivision. Most of these properties were built after 2020. Overall, homeowners associations are common, and monthly rates range from $40 to $650. Some communities are gated or have clubhouses, pools and other amenities. Homes in Ewa sell after roughly 90 days, almost doubling the national average for days on market. This is likely because of the area's new construction, which has increased inventory. Beachside homes have a severe risk of flooding, but the same is true for other shoreline neighborhoods.

Commercial hubs at Ka Makana Ali’i and Kapolei Commons
Ka Makana Ali’i is a walkable outdoor mall with over 100 shops and restaurants, and it’s close to the middle of the neighborhood. Department stores such as Macy’s and H&M are here, in addition to food chains like Cheesecake Factory and California Pizza Kitchen. Just west of this mall, Kapolei Commons is a shopping complex with TJ Maxx, Target, Foodland and others. Locally owned restaurants are less well known by tourists, but most residents know where to find them. Spoon Korean Kitchen is close to Ewa Beach, and its bulgogi and kalbi are popular orders. Ono Thai is next door for big portions of basil chicken, pad se ew and other dishes.

Community association events and People’s Open Market
The Ewa by Gentry Community Association organizes several events throughout the year. Their swap meet brings goods of all sorts to Thomas H. Gentry Community Park, and it happens in September and December. The association also screens monthly movies in the park from June through September. With several market locations around Honolulu, People’s Open Market is a Friday morning tradition in Ewa Beach Community Park. While it happens year-round, it only lasts for about an hour since vendors are limited.

Lots of elementary schools, academies at James Campbell High
Ewa has seven options for kindergarten through sixth grade. Of these seven, Ewa Elementary and Holomua Elementary have the highest enrollment, with about 1,000 students each. They score a respective C-plus and B from Niche, and they’re both on the neighborhood’s northern side. For grades seven and eight, Ewa Makai Middle serves students west of Fort Weaver Road, whereas Ilima Intermediate serves the east side. They both receive a B. James Campbell High is on the neighborhood’s southern end, but it services the entire neighborhood. It gets another B from Niche, and its curriculum is based upon an academy system. Similar to career and technical education pathways, these academies give students the choice of a field such as creative media. Then they pick a subdivision within that field, such as digital design or film production. Each of these academies has been recognized as Model Academies by the National Career Academy Coalition, and the Freshman Success Academy is considered a Model Academy with Distinction.
Traffic along Fort Weaver Road, airport noise
Ewa’s subdivisions are walkable and bikeable, but most people drive around town. Fort Weaver Road runs through the middle of the neighborhood, and it’s the main artery for commuters going in and out. Thus, it can clog with traffic during rush hour. It leads north to the H1 freeway into downtown Honolulu; it also connects to the Kapolei Freeway and the island’s western coast. “I live close to the water, and it takes me about 15 minutes every morning to get to the freeway,” Cureton says. “But they open up a special lane for HOV and electric vehicles. People call it the zipper lane. There are only two entrances into that lane, and one of them is in Ewa.” As an alternative, TheBus operates across the city, and several of its routes go through the neighborhood. Daniel K. Inouye International Airport is about 20 miles east for flights to the states and abroad, but Kalaeloa Airport is just west of the neighborhood. The U.S. Coast Guard, Hawaii National Guard and other groups use this space frequently, but Cureton says noise is not noticeable.
