A slow-paced lifestyle in the heart of Fairfax County

In central Fairfax County, Mantua hums with a friendly atmosphere and a park-like setting less than 20 miles west of Washington, D.C. But despite this big-city proximity, Mantua doesn’t feel like a commuter suburb, says Judy Wonus, a Realtor with Re/Max Allegiance who has lived here since 1968. “You’d never guess that we live 30 minutes outside of D.C. because life just moves so much slower here.” Kids can take swim lessons at the Mantua Swim and Tennis Club and walk to the highly rated Mantua Elementary School. Eakin Park bisects the community, offering miles of forested hiking trails. “It feels like a small midwestern town because everybody knows everybody,” Wonus adds. “Most of the neighbors I met when I first moved here still live here, but I’m still seeing so many new families moving in.” Locals will also find several shopping centers nearby, including Fair City Mall and The Mosaic District.

Homes sit on large lots in Mantua

Homes built between the 1950s and 2020s line Mantua’s wide roads. Dense oak and pine tree canopies typically cover split-levels and ranch-style houses. Winding driveways lead to Colonial Revivals and New Traditional homes, often sitting on quarter- to half-acre lots. Houses usually have three to six bedrooms. Prices tend to be higher than Fairfax’s average $750,000 selling price. Buying here can cost between $875,000 and $1.3 million. Townhouses and condos can sell in the $350,000 to $750,000 range.

Dinner parties at the Mantua Swim and Tennis Club

Neon-blue umbrellas shade lounge chairs around the pool at the Mantua Swim and Tennis Club on Pentland Place. The Mantua Marlins swim team practices in the lap lanes during the summer, while youth tennis duos and adult pickleball leagues can play year-round on the paddleball courts. Though it’s not required for locals to join the club, Wonus says most do. “It’s the social hub. If you don’t join, you probably won’t know as many people in the neighborhood.” She adds that swimming and tennis aren’t the club's only activities. “Every year, I rent out the clubhouse, cook up some filet mignons in the kitchen and host a dinner party for all the people who’ve recently moved to the neighborhood.” Membership costs $645 per year, though there’s currently a 4-year-long waitlist to join.

Highly rated Fairfax County Public Schools

Children can attend Mantua Elementary School, Frost Middle School and Woodson High School, which all earn A grades from Niche. The high school has Advanced Placement classes like African American history, music theory and French. St. Ambrose Dual Language Catholic School, about a mile southeast of the neighborhood, offers a Spanish immersion program for kindergarten through eighth grade students. The Northern Virginia Community College Annandale Campus is 3 miles south.

The Gerry Connolly Cross County Trail is at Eakin Park

Sweet gum, red maple and white oak trees cover 57-acre Eakin Park, which stretches through Mantua’s core. A portion of the Gerry Connolly Cross County Trail runs through the park. The 40-mile-long trail spans the entirety of Fairfax County, starting at Great Falls National Park and ending at the Occoquan Regional Park. As hikers, bikers and joggers trek through Eakin Park, they’ll pass by the rocky Accotink Creek, a playground and a baseball diamond where the Fairfax Little League often plays.

Walking and driving around Mantua

Though most residential streets in Mantua don’t have sidewalks, Wonus says locals still walk. “Every time I look out my window, I see somebody walking and pushing a baby stroller. Kids also walk and bike to Mantua Elementary School.” She adds that this is possible because of the community’s traffic conditions. “There’s tons of speed bumps, and the whole neighborhood is under a 25-mph speed limit.” Drivers can hop on Interstate 66, making D.C. a 17-mile drive east. Depending on traffic, the drive can take 30 minutes to an hour. Several Fairfax Connector and Metro bus stops are in the neighborhood, and the Vienna Metro station is about 3 miles north. It follows the Orange Line, reaching downtown D.C. with a 40-minute trip. Dulles International Airport is 20 miles northwest. A cancer institute, a Level 1 trauma center and other medical facilities make up the 117-acre Inova Fairfax Medical Campus on Gallows Road. The hospital is one of Fairfax County’s top employers, providing over 9,000 jobs. Wonus says many hospital employees live in Mantua. “People either commute to D.C., or they work at Inova. It’s a great location for doctors on call because driving there takes less than 10 minutes.”

Shopping at Fair City Mall, restaurants in The Mosaic District

In the neighborhood's southwestern corner, Trader Joe’s and Staples anchor the Pickett Shopping Center, and over 40 stores fill the Fair City Mall. The open-air shopping center is home to retailers like HomeGoods, Burlington and Marshalls. Though there’s plenty of shopping nearby, Wonus says most locals head north of the neighborhood to The Mosaic District for dining. “It’s a walkable development that opened in 2018, and I know a bunch of my neighbors will walk there on Friday or Saturday night to go out to eat.” Bottles stock ceiling-high shelves in the MacMillan Whisky Room, which also serves burgers, steak and fried chicken. Baristas make lattes and serve up soft-serve ice cream at Mom & Pop, located in an all-glass building. Shoppers will find places like Target, Lululemon and Sephora in the district’s contemporary-style storefronts. The Mosaic District also hosts the FreshFarm Farmers Market every Sunday year-round.
