Homes in Maple Valley Heights sit on properties with grassy front lawns and thick trees providing privacy among neighbors. “Most of the lots are on half an acre or more, and the homes themselves are extremely eclectic. There’s everything from manufactured homes to farms out there,” Sloan says. Ranch-style homes and raised ranches are the common housing type, built anywhere between the 1960s and 1990s. Some houses have traditional exterior designs, while others have more modern, farmhouse-inspired architecture with picture windows. These homes span 1,000 to 2,700 square feet and are priced around $575,000 to $785,000. There are also a handful of traditional multi-story homes on the edges of the neighborhood that go for upward of $1 million.

Neighborhood parks, lakes and woodland trails

Access to Cedar River is in the neighborhood for fishing, tubing and walking along the Cedar River Trail. McGarvey Park is a 400-acre multi-use open space with forests and wetlands, directly west of the neighborhood. Visitors can go hiking, biking and horseback riding along 5 miles of trails that wind through the big-leaf maple and red alder trees. A handful of these trails connect to the Lake Desire Natural Area, which includes an additional 11 miles of trails, such as the Echo Quarry Trail and Echo Peak Loop Trail. Lake Desire, also known as Echo Lake, allows non-motorized boating, as well as kayaking and paddleboarding. Other lakes in the area include Spring Lake, Shady Lake and Lake Youngs. Maple Valley Heights Park is central to the area and has a playground, a basketball court, picnic tables and an open field. “People like to walk their dogs on a leash throughout the neighborhood. There’s a trail under the powerlines that people will walk,” Sloan says.

A-rated Tahoma public schools

Families living in Maple Valley Heights can send their children to public schools within the Tahoma School District. Shadow Lake Elementary School and Maple Valley Middle School both earn A-minus grades from Niche. Students at Maple View can participate in 20 different after-school clubs and activities. Shops and restaurants in Fairwood and Renton

Since Maple Valley Heights is primarily residential, traveling is required for shopping and dining. Fairwood’s town center is roughly 7 miles west and has multiple shopping centers. In Fairwood Plaza, there’s a Safeway and a handful of chain restaurants like Panda Express and Little Ceasars Pizza. Apogee Pub & Eatery is a family owned sports bar with classic American fare. Across the street, Fairwood Square has a Rite Aid, plus service-oriented businesses like salons and auto repair stores. Downtown Renton is about 8 miles west with a selection of other options, such as gift shops, novelty stores and boutiques. Local restaurants include Salty Blue, an upscale bistro, and Wild Ginger Teriyaki, specializing in Japanese cuisine. There are also multiple breweries and bars for nightlife, like Four Generals Brewing and 8-Bit Arcade Bar. Grocery stores like Fred Meyer and Safeway are located down the street at Renton Shopping Center. “If you’re going out for grocery shopping, Fairwood is the fastest, but Renton and Covington are the two main places if you’re going clothes shopping,” Sloan says.

Traveling in and out of Maple Valley Heights

The residential roads in Maple Valley Heights lack pedestrian-friendly infrastructure like sidewalks and streetlamps. These streets, combined with the need to travel for essentials, means having a car is necessary. Access to Washington state Route 169, known as Renton-Maple Valley Road, is right outside the neighborhood. Drivers can use this route to head about 23 miles northwest into downtown Seattle. The Seattle-Tacoma International Airport, or SeaTac, is roughly 16 miles away.
