A little of everything in East Falmouth

As one of the largest villages in Falmouth, East Falmouth encompasses everything from a golf course and a commercial zone to private communities along narrow peninsulas. In the 1890s, Portuguese farmers from the Azores moved to the area and started what was, at one point, the nation’s largest strawberry industry. Though most farms have since transformed into homes and businesses, people can still pick their own strawberries at Tony Andrews Farm or hike past cranberry bogs. Locals value the convenience of living near state Route 28, one of the Cape’s main thoroughfares, but also enjoy the relative seclusion and exclusive water access along East Falmouth’s peninsulas. In the past, a good percentage of residents lived in East Falmouth seasonally, but “the community has changed a lot, especially after the pandemic,” says Vaneide Martins, a Realtor with Weichert Realtors — Donahue Partners and a Cape Cod resident for more than 30 years. “Most of my clients are now year-round, though a few are buying second homes as an investment.”

Menauhant Beach and salt marsh hikes

With several ponds, marshes and access to the Nantucket Sound, many people spend their time enjoying the water. Those who live on the peninsulas often have deeded water access to one of the ponds. Each year, the town of Falmouth sells beach stickers for parking privileges at the village’s Menauhant Beach. There are also large swaths of public land, protected by the 300 Committee Land Trust, where anyone can hike along trails and kayak through salt marshes. On Davis Neck, the 87-acre Sea Farms Marsh offers a scenic location to watch for osprey and herons. To the north of state Route 28 is the Coonamesset Greenway Heritage Trail, which opened to the public in 2021. The Greenway is a system of trails through forests and wetlands and around cranberry bogs, including a 1-mile section that is navigable by wheelchair. East Falmouth is also home to the Falmouth Country Club, where golfers can choose from an 18-hole course or a nine-hole layout.

Location is key for East Falmouth real estate

East Falmouth housing prices are impacted by their location. “As you get closer to water, the prices and home sizes go up,” Martins says. Along state Route 28, mid-1900s Cape Cods and ranch-style houses often list between $400,000 and $800,000. On East Falmouth’s peninsulas, mid-to-late 1900s summer cottages with cedar-shingle siding rest on inland streets. These might sell from $500,000 to $800,000. Closer to the peninsula’s edges, a few sturdily built estates from the turn of the 20th century remain. However, a good number of residents have maximized their water access with newer shingle-style or traditional-style residences that are built to withstand some flooding and high winds. Waterfront residences and newly built custom houses with deeded access to waterways run from $1 million to $3 million, depending on size and features.

Bad Martha Farmer's Brewery and Smitty’s Homemade Ice Cream

In East Falmouth, there are a handful of locally owned restaurants, which are along state Route 28. Smitty’s Homemade Ice Cream is a popular stop on hot summer days, and Le Bon Jour offers globally themed bowls and salads. Bad Martha Farmer’s Brewery, a second location for the original in Edgartown, infuses its craft beers with grape leaves from Martha’s Vineyard. Patrons can relax on their patio and dine on pizzas made with traditional or gluten-free ingredients. Many people drive toward Falmouth Village or Mashpee Commons for evenings out. About 2 miles west are a couple of popular eateries, the Wharf Restaurant & Bar and Shipwrecked, which are both along Grand Avenue. “It's the perfect location — the views of the sound are wonderful,” Martin says. Shoppers can pick up fresh produce from Tony Andrews Farm, and the nearest grocery stores are Shaw’s and Stop & Shop, about 3 miles west in Teaticket.

Cape Cod Fairgrounds stay busy year round

East Falmouth events mainly consist of members-only gatherings organized by neighborhood associations and yacht clubs. The East Falmouth Village Association holds a spring festival each May beside the East Falmouth Library. With Mashpee, Falmouth Village and the Cape Cod Fairgrounds nearby, residents are centrally located for many activities. With attractions including rides, a demolition derby and live performances, the Barnstable County Fair is an annual highlight for many families. It takes place at the Cape Cod Fairgrounds, located about 3 miles from East Falmouth. During the rest of the year, the fairgrounds host a variety of other events, such as food truck festivals and car shows. Runners can compete in the annual Falmouth Road Race each August, which begins in Woods Hole and winds along the shoreline to the finish line beside Falmouth Heights Beach. In addition, during the spring and summer months, Bad Martha Farmer's Brewery holds trivia nights on Thursdays.

Falmouth Public Schools honored as a Green Ribbon District

Children who live in East Falmouth year-round can attend Falmouth Public Schools. FPS is rated an A-minus on Niche and was honored by the U.S. Department of Education as a Green Ribbon District in 2024. From preschool through fourth grade, most kids go to East Falmouth Elementary School, which earns a B rating. They can transition to Morse Pond School for fifth and sixth grades, and the Lawrence School serves seventh and eighth graders. The schools score an A-minus and a B, respectively. Students can then attend A-minus-rated Falmouth High School, which not only offers a variety of sports but also partners with scientists from Woods Hole Oceanographic Institution. Some families choose to send their children to the A-plus-rated Falmouth Academy — about 5 miles west — a private middle and high school.

Getting to Boston and around the cape

State Route 28 is the primary mode of transportation for traveling around the cape, as well as for connecting to major highways on the other side of the Cape Cod Canal. From East Falmouth, a few commuters make daily trips of around 70 miles to Boston, Providence or Newport, though many work from home when possible. Nearby employers such as the Woods Hole Oceanographic Institute and the Falmouth Hospital offer closer options for work as well. There is a Cape Cod Regional Transit Authority bus stop in East Falmouth, and riders can follow the Sealine route west to Woods Hole or east to Mashpee Commons and Hyannis. From the Cape Cod Gateway Airport in Hyannis, about 17 miles east, people can catch commercial flights to Boston, New York and Washington, D.C.

Concerns for East Falmouth residents

Since the 1600s, when settlers originally came to the Falmouth area, human use has impacted its environment. Cranberry bogs, aging septic systems and runoff from roads have contributed to elevated nitrogen levels in the soil and waterways. In order to address the problem, towns along the Cape are making the transition to sewer systems, but East Falmouth homes currently rely on private septic systems. At the nearby Joint Base Cape Cod, past use of substances such as fire-extinguishing chemicals and lead bullets contaminated parts of the Cape’s Sagamore Lens aquifer. Beginning in the late 1990s, the Massachusetts National Guard has worked to filter the affected sites and monitor wells to ensure that the water is safe for consumption.
