Less than 10 miles south of the Bourne Bridge, which takes summer visitors to the cape, lies the Buzzards Bay beach village of North Falmouth. Here, along the oak-shaded streets, people rest after days of attending clambakes and road races, playing pickleball and sending their kids to sailing camp. The area’s oldest homes date back to the 1700s, but most were built in the 1950s or ‘60s and have since been updated. “It’s a character-filled part of the cape,” says Connor Gillen, a Realtor with Keller Williams Realty Boston Southwest who has summered in the area since he was a child. “What’s really neat is that the families that came there when it was originally developed are still there — they hand down homes to their kids.”

Visiting Old Silver Beach and pickleball at Nye Park
Outdoor recreation is very popular in North Falmouth. The village’s railroad tracks were removed in the late ‘90s, and now residents bring their dogs and ride their bikes along the Shining Sea Bikeway, which lies along the former train path, Gillen says. At Nye Park, the pickleball court tends to get more use than the tennis courts, and kids enjoy scrambling around on the small, shaded playground. Many homeowners have access to private association beaches, and members of the Megansett Yacht Club can use their clubhouse and docks. The yacht club organizes sailing camps for children aged five to 16, but due to its popularity, there is a waiting list to join. Those without private beach access can buy an annual beach sticker to park at Megansett or Old Silver beaches. Golfers have two 18-hole courses within a 2-mile drive — the Cape Club is open to the public, and Sacconnesset Golf Club offers tee times for members. On rainy days, people can stop by the North Falmouth Library for a new book or drive about 8 miles to Mashpee Commons to bowl or try an escape room.

North Falmouth Village Association events
During the summer, there are pop-up art fairs and farmers markets throughout the town of Falmouth. Most people make an annual trip to the Barnstable County Fair as well — it’s held at the Cape Cod Fairgrounds in Hatchville. The North Falmouth Village Association also organizes several events, such as the annual Paul White Road Race, a fundraising fun run from Megansett Park to the North Falmouth Library. In December, some summer residents come for the weekend to participate in the annual tree lighting and carols event. The main summer gathering is Village Unplugged, an outdoor acoustic concert on the grounds of the library. People work to build bonds within their neighborhood associations, and though some associations have waiting lists, newcomers are often invited as guests to clambakes and other events.

A good portion of the homes are multi-generational summer cottages filled with sentimental value. Owners appreciate the village as it is and try to keep older residences maintained, when possible. In the $600,000 to $900,000 price range, buyers may find older beach cottages that have been expanded or upgraded over the years. Newer single-family homes and well-kept mid-1900s ones with deeded rights to private association beaches often fall between $1 million and $2 million in price. “People like certain beaches more than others. Living near Old Silver Beach is really, really desirable,” Gillen says. Listings in the private beach communities along Nye’s Neck and Megansett Beach trend between $2 million and $6.15 million. Those at the top of the scale rest beside the water and have expansive windows for enjoying sunsets. As these houses are most prone to the elements, typically, they are the ones that get rebuilt to meet the newest building codes. Much of the shoreline has been fortified to prevent erosion and flooding, but homeowners may need to purchase flood insurance.

Dinner at the Silver Lounge Restaurant and shopping at Old Main Mercantile
Though the popular Mashpee Commons is about 8 miles east, there are several spots within the community for picking up groceries or enjoying a meal out. At Epic Oyster, couples can dine on freshly shucked raw oysters and sip cocktails in a 1920s renovated train car. Bucatino Restaurant and Wine Bar offers hearty pasta dishes and seafood, and “it’s definitely family-friendly,” Gillen says. The village’s standby since 1938 has been the Silver Lounge Restaurant, which serves traditional cape favorites and steaks. At Four Corners, where County Road and Old Main Road meet, shoppers can browse Old Main Mercantile for linen dresses, artisanal bitters and locally made soaps. Wild Harbor General Stores carries produce and Boar’s Head deli meats, as well as freshly baked croissants from Pain D'Avignon Restaurant in Hyannis.
Bucatino Restaurant and Winebar offers both interior and exterior seating in North Falmouth.

Biking and buses allow for car-free cape travel
The Shining Sea Bikeway is a popular way to get to Falmouth Village or Woods Hole without having to deal with summer traffic. The Cape Cod Regional Transit Authority also has two bus stops along state Route 28A, at the eastern edge of the village. The buses run up to Bourne and into Mashpee Commons and Hyannis. In Bourne, there is a summer weekend train service to Boston, which is mainly used by vacationers. Though some residents work on the cape, many commute to Boston or Providence, both less than 70 miles away. Drivers can take state Route 151 to connect to state Route 28, a four-lane divided highway.

Highly rated public and private school options for North Falmouth kids
Some year-round residents send their children to Falmouth Public Schools, which was named a green ribbon district in 2024 for its focus on the environment. Each school in the district has an outdoor classroom, and kids engage in hands-on learning with organizations such as the Coonamessett River Trust and the Marine Biological Laboratory. Preschool through fourth graders may attend North Falmouth Elementary School, which gets an A-minus Niche rating. For fifth and sixth grade, they transition to Morse Pond School, which also earns an A-minus. Lawrence School, with a B rating, serves students in seventh and eighth grades. At A-minus-rated Falmouth High School, students who study Spanish or French have the opportunity to study abroad through exchange programs. Some area students attend middle and high school at the private Falmouth Academy, which Niche ranks as the No.1 private high school in the county.

Area considerations
About 2 miles east of the village is Joint Base Cape Cod, a shared military training facility used by commands including the U.S. Coast Guard and Army National Guard. In the past, chemicals, such as those used for extinguishing small fires, were used on the base. Some of these leached into parts of the shared aquifer, but the National Guard has taken responsibility for regularly monitoring water quality in the nearby wells and filtering any detected pollutants out since the late 1990s. Though towns around the cape are transitioning to sewer systems, homeowners in North Falmouth currently maintain their own septic systems.
