Suburban Neighborhood in Falmouth, Virginia
Stafford County 22405
Welcome to Leeland. Located just fifteen minutes from Downtown Fredericksburg, this neighborhood combines established suburban homes with all the amenities the city has to offer. Residents enjoy proximity to world-class shopping, scenic waterfront parks, and Interstate-95.
The Leeland neighborhood includes several subdivisions, including the popular Leeland Station and Hickory Ridge, as well as homes set back on country roads with a little more acreage and space between the neighbors. You could find a single-family ranch-style home in the upper-$200,000s, a $1.2 million estate with a private airstrip, and plenty more options in between. The area's median single-family home sales price is just under $475,000.
Stafford County Public Schools, which Niche awards an overall grade of B+, serves the area. Many students attend Conway Elementary School, which is walkable to many homes nearby, Edward E. Drew Jr. Middle School, and Stafford High School. Students at Stafford High can take Career and Technical Education courses in topics like health and medical sciences, marketing, and business/information technology, to prepare themselves for post-secondary education or to enter the workforce upon graduation.
For residents looking for some outdoor activity, it’s just a matter of preference. There is a cluster of parks along the Rappahannock River, about ten minutes from the center of the neighborhood. River Road Park offers sandy beaches great for fishing and relaxing by the water, St. Clair Brooks Park has a skatepark, and John Lee Pratt Memorial Park has tennis/pickleball courts and an 18-hole disc golf course. You could also head in the opposite direction and take advantage of the recreation along the Potomac River and its tributaries. Aquia Landing Park has a popular beach people head to on the weekends, according to Anne Hupka, Realtor with The Hupka Team. “The county has done a really good job cleaning that up and making it look really nice, so a lot of families take advantage of that,” says Hupka. “It’s a sandy beach on nice calm water so people take their families and their kids. You can paddleboard from there, too.” Just a few minutes away is the Crow's Nest Natural Area Preserve, which encompasses 3,056 acres of land and offers walking trails where you can seek out bald eagles, and boat launches for small watercraft like kayaks and canoes.
Woodlawn Shopping Center, anchored by Weis Markets, is the closest place to fill the fridge, but there are tons of major retailers like Giant Food, Lowes, and Target concentrated primarily along Route 17. The restaurant scene here includes both familiar chains and mom-and-pops like Saithong Para Thai and Paradise Diner. For a bigger day of shopping, the 250+ retailers and restaurants at Spotsylvania Town Center and Central Park Plaza are less than ten miles away. One of the advantages of living east of Interstate 95, according to Hupka, is that you can access these retail destinations via back roads and skip getting on the highway – which residents know can be a significant time-saver. And of course, all the amenities that Downtown Fredericksburg has to offer are just minutes away, too.
For homebuyers looking for an established neighborhood close to a variety of parks, major shopping destinations, good schools, and historic Downtown Fredericksburg, give Leeland a closer look.
