About Farmers Branch, TX

Farmers Branch, aka "The City in a Park"

Originally named for its rich farming soil, Farmers Branch is now known for its parks. There are over 28 within its 12 square mile radius, with the newest addition, Joya, featuring a glow-in-the-dark playground. "It's a place that you can come and live forever," says local Angela Romine, the office manager at the local Montessori school. From its toddler pools to its senior centers and homes right by convenient bus stops, this city caters to all stages of life. Farmers Branch's diverse amenities combined with its convenience in North Dallas are inspiring a wave of new residents. "A lot of houses are being built, and tons of townhomes are coming up all along the dart rail."

Townhomes by DART bus stops

The average price of a home in Farmers Branch is around $425,000. For that price, someone might find a fully remodeled 1800-square-foot ranch-style cottage. A new townhome a short walk from a DART bus stop might range from $500,000 to $650,000. A condo on the belt line can be as low as $225,000. Brookhaven Country Club community has custom-built luxury homes from $1 to $2 million. Subdivisions-styles in Farmers Branch range from homes on this golf course to ranch-styles on spacious lots with mature trees, to snug neo-traditionals and townhomes. Romine says some areas outside the golf community see neglect; her concerns included trash build-up, broken down cars on neighborhood streets, and broken fences.

Carrollton-Farmers Branch Independent School District

Most kids go to Carrollton-Farmers Branch Independent School District, but a few homes are zoned to the Dallas ISD. Farmers Branch Elementary School, Field Middle School and R. L. Turner High School is a familiar pipeline through Carrollton-Farmers Branch ISD. They all score B minus Niche ratings, and the high school offers career and technical training. There are several private schools nearby, including ArborCreek Montessori School, serving infants to sixth grade.

Taking the train at the Farmers Branch Station

"We have an excellent DART system here. There is a stop everywhere," says Romine. "If you don't have a car, you don't need it if you're a dart ride railer." Many of these stops are along Valley View Lane, Josey Lane, Denton Drive and Luna Road. The rail stop is at Farmers Branch Station off Denton Drive. Romine says bike paths are okay here, but they are built along busy main roads. Being surrounded by several highways and toll roads, it would be easy to commute to work from Farmers Branch, but some might feel incentivized to stay. This city just moved to a 4-day work week for city employees.

Elegant classics at Roots Southern Table

Farmers Branch is actively beefing up its restaurant options. Craft Beer & Fine Wine opened in 2023, bringing a craft cocktail and wine bar to the area. Roots Southern Table, which put Farmers Branch on the map in 2021, has been nominated for several James Beard awards; menu staples include fried shrimp and gumbo and duck confit pasta. Shopping is slim, but everything is close. Addison Town Center, 4 miles northeast, has a Kroger for groceries and a Target for essentials. The Galleria Dallas, 5 miles east, has Guess, Gap, H&M, high-end places like Louis Viton, and an indoor ice-skating rink.

Joya glows in the dark

Locals can tour over 100 years of history at Farmers Branch Historical Park, which houses historical buildings from the 18th century. Gussie Field Watterworth Park runs along a creek, housing a butterfly garden, bird sanctuary, rose garden and more. Joya, Spanish for Jewel, has a 27-foot, LED-lighted spherical playground with mesh surfaces and slides. Surrounding the sphere are mushroom cup springers, hammocks, a zip line and more. These parks are less than a mile from each other to the west. Brookhaven Country Club is just north on Golfing Green Drive. Farmers Branch also has a recreation center with a kid's pool, indoor sports courts, and a workout room. Barney Wood Bark Park is just next door.

Terrence Bilodeau

I bought my first house in 2013. It was on a really busy road in Ridglea North--Calmont Ave facing I-30. I lived there for a year and saved up money to purchase a second house in Ryan Place in February of 2014; I closed on Valentine's day. I suppose that's when my love for real estate really started to show! Instead of selling my first home I decided to keep it and rent it out. Over the years I've purchased more property. In addition to being an experienced landlord I'm also a real estate appraiser and agent/broker. Whether you need an appraisal on a property, are looking to rent a property from me or any landlord, or are in the market to purchase or sell a home I can help you. I've appraised more than 4B in property ranging from multi-family of all sorts, to condos, to rural homes on acreage, to luxury homes in urban, suburban, and rural markets. I personally have lived in a various single family homes including a single family detached mid-century home in Tanglewood, a high rise condo on 7th Street, and a townhome in Arlington Heights so I'm familiar with the pros and cons of various offerings. Additionally, I'm a Certified Luxury Home Marketing Specialist and have experience valuing properties in DFW at and above the 10m+ mark. If you're thinking about moving to or within DFW please reach out so I can demonstrate how I use my experience and connections to help you achieve your real estate goals.
