With beautifully maintained historic homes, swaths of forest and the scenic Farmington River, Farmington is a Connecticut town of about 27,000 people with classic New England charm just 10 miles west of Hartford. Once inhabited by the Tunxis Indigenous tribe, Farmington was incorporated in 1645, making it one of the oldest towns in Connecticut. Over its several hundred-year history, Farmington was visited by George Washington several times, served as a prominent stop on the Underground Railroad and had an industrial hub along the Farmington River. Today, remnants of Farmington's history remain, and its excellent schools, proximity to Interstate 84 and tranquil atmosphere make it popular for families and commuters.

From modest ranches to sprawling mansions

The median price of a single-family home is $600,000 in Farmington. That's higher than Hartford's median price of $265,000. One of the most famous houses in town is a 21-bed, 39-bath, almost 52,000-square-foot mega-mansion once owned by ex-boxer Mike Tyson and more recently by rapper 50 Cent. This Farmington property sold for $2.9 million in 2019. While most Farmington residents may not be looking for a palatial mansion, there are many million-dollar-plus homes on the market. Some of the more expensive homes in town are in the historic district. The historic district's streets are lined with stately homes set back on spacious, neatly trimmed lawns. Traditional New England styles such as Cape Cod, Saltbox and colonial revival are prevalent in this area. "Farmington has been able to maintain its historic district by being very careful about zoning," says Kathy Murphy, a real estate agent with Keller Williams Legacy Partners. Buyers can find more modest homes ranging from $210,000 to $500,000 for three- to 4-bedroom and bathroom setups. Cheaper homes include condos, ranches and cottages, while more expensive houses include mini-mansions and sprawling new traditional estates. Some homes sit tightly in subdivisions, while others sit on acres of land.

Excellent Farmington schools get A's across the board

Farmington School District earns an excellent A-plus grade from Niche. Many young students attending Farmington's public schools start out with grades K-4 at Noah Wallace School, before moving up to West Woods Upper Elementary for 5th and 6th grade. Both schools receive an A rating from Niche. For 7th and 8th grade, many students move up to Irving A. Robbins Middle, which also gets an A. Farmington High houses almost 1,300 students from grades 9-12 and earns an A-plus grade. Tunxis Community College is off Scott Swamp Road.   Miss Porter's School is a prominent all-girls college preparatory boarding school in the center of town that's been open since 1843. This prestigious institution has had many influential graduates such as Jacqueline Kennedy Onassis.

Exploring history and culture in Farmington

Residents and visitors can visit the Hill-Stead Museum, a colonial revival-style home built in 1901 that's listed on the National Register of Historic Places. Theodate Pope Riddle, a prominent female architect, designed the residence. "She came to Miss Porter's and fell in love with Farmington, which is why she built the house here," says Annika Roos, marketing and research assistant at the Hill-Stead Museum. The museum has a collection of impressionist paintings by artists like Claude Monet and Edgar Degas, and guests can attend events hosted by the museum, such as the nationally acclaimed Sunken Garden Poetry Festival. Also near the museum is the Stanley-Whitman House, a circa-1720 house that's now a historic education center with gardens, 18th century relics and furnishings, and exhibitions on colonial life in Connecticut.

Two country clubs and recreation on Farmington River

Many residents in Farmington have large backyards with room to spread out, but there are plenty more options for recreation. The Tunxis Country Club and The Country Club of Farmington are situated in the middle of the neighborhood, just off the historic district. The two clubs are divided by the Farmington River. These are both popular places to golf challenging courses along the water. Meadow Land is a spacious expanse of fields and walking paths next to the golf courses, sitting along the Farmington River. Visitors can drop a canoe or kayak in the river, take a dip and swim around, or float down the river on a sunny afternoon. The popular Farmington Canal Heritage Trail also runs through town, providing access to towns in New England stretching all the way down to New Haven.

Some institutions along Main Street and more along Farmington Avenue

Farmington's historic district around Main Street has more homes than businesses or restaurants, though Main Street is home to institutions like the Church of St. Patrick, Barney Library and Miss Porter's School. Residents instead find shopping and dining spread out along roads including Farmington Avenue and Scott Swamp Road. One favorite is George's Pizza and Restaurant, a highly-rated local option for Italian fare with an extensive menu and large portions. For groceries and other essentials, Stop & Shop is wedged in between Farmington Avenue and the Farmington River.

Commuting on Interstate 84 and Farmington-based employers

Interstate 84 goes through Farmington. This interstate takes drivers 115 miles southwest to New York City, 10 miles northeast into Hartford and 12 miles west to Bristol. "Especially in New England, I think the most valuable real estate is near the major highways," Murphy says. Bus lines also run on Farmington Avenue, offering residents a car-free option along the community's main artery.  Bradley International Airport is about 25 miles north, and the University of Connecticut Health Center is a renowned hospital and research institution in Farmington. UConn Health has about 4,600 full-time employees, making it the largest employer in Farmington. Major employers headquartered in Farmington also include TRUMPF, a machinery manufacturer, and Connecticare, a health insurance company. United Technologies was an aerospace and defense company that was headquartered in Farmington until it merged with Raytheon Technologies – now known at RTX Corporation – and moved out of the town in 2020.

Cold winters and the Farmington River

Farmington, like the rest of Connecticut, experiences the traditional four seasons. Farmington's winters are cold: January daily highs usually only reach around 35 degrees Fahrenheit. Roos says that winter weather can vary from year-to-year. "It's kind of your stereotypical New England state. Some years there's a lot of snow, and others not so much," Roos says. The Farmington River that goes through the town can cause flooding. That said, most homes are not within the flood zone. The land immediately around the river banks is primarily used for farming.   The Farmington Police Department reported 604 total crimes in 2023, including 55 violent crimes and 549 property crimes. With a population of about 27,000, this equates to about two violent crimes and 20 property crimes per 1,000 people.
