Minus the sound of crickets in the summer months, Kenwood residents don’t have to worry about noisy neighbors. Located 5 miles north of Fayetteville and 20 miles south of Atlanta, this idyllic semirural community features homes that are well spread out from each other. Yet, amenities are just a short drive away. “Kenwood is the hidden gem of the metro Atlanta area,” says Danielle Rudolph, a real estate broker and developer with Rudolph & Co. Real Estate and Development, who has been selling homes in the area since 2021. “The reason why people want to live out there is because you have the ambiance of nature. People like having large acreage, mature trees and privacy. It’s very peaceful. Plus, it’s easy to commute to Atlanta in and out of the Kenwood area and the airport is minutes away.”

Kenwood is an established community

Most properties in Kenwood sit on half an acre or more with mature oak and cedar trees that are common to the area. However, there are a few pocket subdivisions with homes on smaller lots, closer to their neighbors.

The average sales price hovers around $425,000. Homebuyers can find a three-bedroom ranch-style home with roomy front and back yards in the $300,000 to $400,000 range. For $500,000 to $800,000, larger colonial-style houses sit on an acre or more. Luxury properties can reach the millions here, often occupying two-plus acres and including seven or more bedrooms, high ceilings and open floor plans. “Buyers like this neighborhood because it’s mature,” says Greg Boston, a senior agent with Redfin, who specializes in the area. “There’s not a lot of new construction, and people have been in their homes a while.”

Students attend well-ranked Fayette County Public Schools system schools

Public school students may attend North Fayette Elementary, Flat Rock Middle and Sandy Creek High. Park of the Fayette County Public Schools system, the schools earn B-plus, A-minus and B Niche grades respectively. Home of the Patriots, Sandy Creek High boasts a state-championship-winning football team.

Fayetteville is just minutes away

Residents are 20 miles from Atlanta and 11 miles from the Hartsfield-Jackson International Airport via Route 279 North. Fayetteville can be reached with a 5-mile drive south on Route 314.

Fayette Pavilion serves as a hub for shopping and dining

Just 3 miles south of the community is the Fayette Pavilion shopping mall, an outdoor series of adjoining strip malls offering everything locals need, from retail and dining to entertainment and groceries. Residents can stop by Publix to pick up ingredients for dinner or eat out at one of the various chain restaurants, like Olive Garden and La Parrilla Mexican Restaurant. There’s also a Home Depot, Walmart and Cinemark Tinseltown theater.

For an evening out, Line Creek Brewing Company on City Center Parkway in Fayetteville is a popular spot for craft beer and live music. The watering hole is kid-friendly and has its own playground.

Residents enjoy the outdoors at Kenwood Park

Kenwood Park on Route 279 is the centerpiece of the community. At 172 acres, the park features two playgrounds —one for older kids and another for younger kids. There are also multiple sports courts here, for tennis, basketball and sand volleyball, and a soccer field surrounded by a track is a great spot to run or kick a ball around.

Several other options are available in Fayetteville, like The Ridge Nature Preserve on Burch Road. With seven miles of trails that wind through the woods, it’s a popular spot for hiking, running and mountain biking. “Fayetteville is a place where people like to get out,” Boston says. “There are bike trails, park areas and outdoor breweries. It’s a nice area to be outdoorsy.”

Fun Spot America theme park is just east of the community, offering a variety of rides from bumper cars to roller coasters.
