This neighborhood features New Traditional and occasional ranch-style homes built in the 1990s. Houses borrow from classical architecture with intricate detailing like garden windows, arched doorways and presidential roofs. Four-bedroom houses with around 2,000 square feet are a trademark of Campus Highlands, and prices range from $600,000 to $850,000. “You have more sellers and clients who are interested in this area, and that’s why there’s a higher price point here,” Smith says.

King County Aquatic Center and community trails
West Hylebos Wetlands Park is a 120-acre green space with hiking trails and wooden boardwalk paths through old-growth forests and wetlands. The Panther Lake Trail is popular for dog owners, while the BPA Trail stretches 7 miles, reaching the city center. The Federal Way National Little League Complex includes four baseball diamonds for youth games. The Weyerhaeuser King County Aquatic Center seats over 2,500 people and hosts events such as the PAC-12 and NCAA Swimming Championships. “There are a bunch of swimming events held at the aquatic center, like the Olympic trials, and it gets packed on the weekends,” Smith says.

Asensio Coffee at Twin Lakes Village
Campus Highlands is about a mile from Twin Lakes Village, a community hub for retail and locally owned restaurants. One dining option is Asensio, a casual café serving organic coffee and breakfast sandwiches. Also nearby is Federal Way Crossings, a large shopping center area with department stores and unique eateries like Blue Island Sushi & Roll, a restaurant with a conveyor belt that brings in a fleet of pre-made sushi rolls with an option to order fresh. Supermarkets are easy to find, with Fred Meyer on 21st Avenue and Safeway in Twin Lakes Village.

Federal Way Public Schools serves over 21,000 students in the area, and each school in the Campus Highlands pipeline is in Niche’s Top 3 most diverse public schools in Washington. Many students can walk to Sherwood Forest Elementary School, which earns a C-plus grade from Niche. Illahee Middle School also has a C-plus with extracurricular activities like the Creatives Club or Gamers Club on weekday afternoons. Todd Beamer High School receives a B-minus and offers an Air Force JROTC program.

King County Metro and SeaTac airport
While Campus Highlands is a car-dependent neighborhood, bike lanes are a common feature of main roads. The King County Metro provides public transportation with bus stops along Campus Drive, and the Federal Way Transit Center offers park-and-ride areas and various bus routes in Federal Way City Center, about 4 miles north. The center of Seattle is roughly 25 miles north on Interstate 5, while Tacoma is around 10 miles southwest. The Seattle-Tacoma International Airport, or SeaTac, provides flights to almost every major city worldwide.
